Condo and High-Rise Pest Control in Aventura, FL
Family-run, licensed and insured pest control in South Florida.
$50 OFF your first service + FREE inspectionNew customers · No code needed · No expirationAventura sits in the northeast corner of Miami-Dade, just south of Hallandale Beach, and most of its residents live up in the air. Condo towers line the Intracoastal and Country Club Drive, Williams Island and the Turnberry area have their own island and golf-course communities, and the streets around Aventura Mall mix apartments, offices, hotels and restaurants. A pest problem in a 30-story building doesn't behave like one in a single-family house, and that's where we focus here.
Pro-Spray is a family-run, licensed and insured pest control company from Hollywood, a short drive up Federal Highway. We treat individual condo units, townhomes and villas, and we work with managers and associations on common areas. Call or text 833-845-9284 for a FREE inspection, and new customers get $50 off the first service.
Why one condo unit is rarely the whole story
A tower is a vertical neighborhood. Units are stacked on top of each other and tied together by plumbing chases, electrical runs, trash chutes, garbage rooms, laundry rooms, elevator shafts and shared HVAC returns. Pests use all of them. German cockroaches can work their way up a plumbing chase from the floor below, ants can trail along a wiring run and pop out behind an outlet cover, and a trash room that isn't cleaned often enough becomes a food source for an entire stack of units.
That's why we start every Aventura condo job with an inspection, not a spray. We look under the kitchen and bathroom sinks, behind the refrigerator and dishwasher, around the water heater closet, along baseboards and at the gaps where pipes come through the wall. We ask when you first saw activity, whether neighbors have mentioned anything, and whether there's been plumbing work in the building recently. Those answers tell us whether you have an infestation that started in your unit or pressure coming in from next door.
German cockroaches in Aventura towers
The German cockroach is the most common pest problem in multi-unit buildings anywhere in South Florida, and Aventura is no exception. They're small, tan to light brown, with two dark stripes behind the head. They breed indoors, they love warmth and moisture, and a single egg case can hatch dozens of nymphs. They usually arrive in grocery bags, delivery boxes, used appliances or furniture, or from a neighboring unit.
Spraying baseboards with a store-bought aerosol tends to scatter them into the walls and the units next door. Our approach is quieter and more targeted: gel baits placed in cracks and hinges where they actually live, insect growth regulators that stop nymphs from becoming breeding adults, and dust in voids where it's safe and appropriate. We seal the plumbing gaps we can reach under sinks and behind toilets. Then we come back to check, because German cockroaches almost always need follow-up.
If several units in your building are dealing with roaches, the fastest results come when the association treats the stack together, along with the trash rooms and chute areas. We can work with your building manager on that as commercial service.
Bed bugs, seasonal residents and short stays
Aventura has seasonal residents, snowbirds, international visitors, hotels and a steady flow of guests at Aventura Mall. That kind of travel makes bed bugs a real concern. They ride in luggage and handbags, then hide in mattress seams, box springs, headboards, upholstered chairs and the joints of nightstands. In a building, they can also move between units through wall voids and electrical openings.
Signs include itchy bites in a row, small rust-colored spots on sheets and tiny dark specks along mattress seams. If you see those, don't move furniture or sleep in another room yet, because that can spread them. Call us for an inspection, and we'll build a bed bug treatment plan with follow-up visits. If you own a unit you rent out, we can talk about inspections between guests. You can read more in our bed bug guide.
Ants on balconies and in kitchens
Ghost ants and white-footed ants are tiny and live happily in planters, balcony tile joints, window tracks and wall voids. In towers, they often show up in kitchens and bathrooms on high floors, which surprises people. They travel along wiring and plumbing, and they're attracted to moisture as much as sugar. Spraying the trail just splits the colony. We use baits the workers carry back to the nest, treat balcony planters and door thresholds, and look for the moisture source that's drawing them in, such as a slow drip under the sink or a sweating AC line.
Rodents around Aventura's waterfront and retail areas
Rats aren't a high-floor problem very often, but they're a real one at ground level. Seawalls, docks, marinas and dense waterfront landscaping along the Intracoastal give roof rats cover and an easy travel route. Restaurants and retail areas around Aventura Mall and along Biscayne Blvd have dumpster pads, grease bins and loading docks that feed rodents every night. From there, rats find their way into townhomes, ground-floor units, parking garages, storage rooms and pool equipment areas.
For townhomes, villas and ground-floor units, we inspect the roofline, AC line openings, garage door seals and utility penetrations, then trap and seal. For buildings and businesses, we can place tamper-resistant bait stations around the exterior and set up a monitoring schedule for the dock, dumpster and garage areas. See our rodent control page for how the process works.
Townhomes, villas and the Country Club Drive area
Not everyone in Aventura lives in a tower. There are townhome and villa communities along Country Club Drive, around the Turnberry golf course and in the neighborhoods off Biscayne Blvd, many of them with small gardens, courtyards, pool areas and canal views. These homes get the same pests as the rest of South Broward: palmetto bugs coming in after rain, ants trailing under doors, spiders in the corners of screened patios and mosquitoes in the courtyard.
The Don Soffer Exercise Trail runs about three miles around the Turnberry golf course, with shade trees along most of it. Lots of residents walk dogs there, and the dense landscaping along the trail and the golf course edges is great mosquito resting habitat. If your townhome backs up to that greenery, expect mosquitoes to drift in during the wet months.
Mosquito control for Aventura courtyards, patios and townhomes
For homes with a yard, courtyard or patio space, we offer monthly mosquito service with a customizable schedule. Your technician uses a backpack fogger to treat the shady places adult mosquitoes rest, like hedges, palm clusters, under stairs and around the pool area. We treat breeding spots with larvicide, such as bromeliads, clogged drains, plant saucers and decorative fountains that have stopped running. The Asian tiger mosquito breeds in tiny containers and bites during the day, so these small spots matter.
If you're hosting an event at home, a courtyard dinner or a party by the pool, we can also do a one-time event spray beforehand. Associations that want mosquito service for pool decks, gardens and walkways can learn more on our HOA mosquito control page, and we can provide a certificate of insurance when the board asks for one.
Drain flies and fruit flies in high-rise kitchens
Small flies are one of the most common "mystery" calls from Aventura condos. Drain flies are fuzzy, moth-like flies that rest on bathroom walls and breed in the slime inside sink, shower and floor drains, especially in units that sit empty for weeks while owners travel. Fruit flies breed in overripe produce, recycling bins and the gunk under a garbage disposal. Neither one is solved by spraying the air. We find the breeding source, show you how to clean it out, and treat where it helps. If a whole stack of units has drain flies, it can point to a building drain line that needs attention, and we'll tell your manager.
No-see-ums and spiders on Intracoastal balconies
Units facing the Intracoastal and the marinas sometimes get no-see-ums on calm, humid evenings. These are tiny biting midges that breed in wet, salty soil along the water, and they can slip through standard screens. We can't treat the shoreline, but we can treat the balcony, the planters and the screened areas where they rest, and we'll suggest finer screening if they're a regular problem. Learn more about no-see-ums.
Balconies also collect spiders, especially near lights. Lights draw insects at night, and spiders set up in the corners of railings, ceiling fixtures and sliding door tracks to feed on them. On a general pest visit, we remove webs we can reach and treat the balcony edges and door tracks.
Moving into a new Aventura unit
Aventura has plenty of turnover, with new owners, renters and seasonal residents moving in every month. The weeks before you move your furniture in are the easiest time to deal with pests, because cabinets are empty and every corner is reachable. A move-in inspection lets us look for German cockroach droppings and egg cases, bed bug signs in any furniture left behind, ant activity in the kitchen and bathrooms, and gaps around the plumbing. If we find something, we treat before your belongings arrive. If we don't, you start with a clean slate and a baseline you can compare against later.
It also pays to check what you bring with you. Inspect used furniture before it comes inside, keep moving boxes in the unit for as short a time as possible, and unpack the kitchen first so food goes straight into sealed containers.
Pool decks, garages and amenity floors
Most towers have a pool deck, a fitness room, party rooms, a parking garage and storage cages. These shared spaces see the least attention and some of the most pest activity. Garages hold trash rooms and storage where palmetto bugs and rats hide. Pool decks have planters, drains and lush landscaping that hold mosquitoes and ants. Party rooms with kitchens can pick up German cockroaches from catered events. When we service a building, these are the areas we check first, because they often explain why residents on many floors are seeing the same pests.
Working with condo boards and property managers
Building-wide problems need building-wide plans. We work with managers and boards on scheduled service for trash rooms, chute rooms, mechanical rooms, garages, pool areas, lobbies and amenity spaces, plus individual units when owners request it. We keep the visits on schedule, follow your building's vendor and access rules, and tell the manager what we found and where. Our commercial pest control page has the details. We can provide a certificate of insurance for your building's vendor file.
Businesses near Aventura Mall and Biscayne Blvd
Restaurants, cafés, salons, medical offices and retail shops around Aventura Mall and up and down Biscayne Blvd see German cockroaches in kitchens and break rooms, ants in display areas, flies near the back door and rats at the dumpster. We schedule visits around your hours and focus on kitchens, drains, storage rooms, delivery doors and waste areas.
What you can do in a condo between visits
- Don't leave pet food out overnight, and keep food in sealed containers.
- Take trash to the chute every night, and tie bags tightly.
- Fix slow drips under sinks and around the dishwasher.
- Break down delivery boxes right away; German cockroaches hide in corrugated cardboard.
- Tell your manager if you see roaches in the hallway or trash room, so the building can act.
