Pest control in Miami's neighborhoods
The City of Miami packs glass towers, 1920s bungalows, duplexes, walk-up apartment buildings and old shaded estates into a few miles, and a single block can mix all of them. Most Miami residents are Hispanic or Latino, according to the U.S. Census Bureau, and a lot of our calls here start in Spanish. Whichever language you call in, the plan depends on the building, so here is how we think about each part of the city. (Miami Beach, Coral Gables, Hialeah, Doral and North Miami have their own pages, linked below.)
We serve Miami addresses in ZIP codes 33125, 33126, 33127, 33128, 33129, 33130, 33131, 33132, 33133, 33134, 33135, 33136, 33137, 33138, 33142, 33144, 33145, 33149 and 33150.
High-rise condos: Brickell, Edgewater and Downtown
A tower is one big connected structure. German cockroaches and ants travel through plumbing stacks, trash chutes, electrical chases and the shared walls between units, which is why a spotless apartment on the 40th floor can still have roaches. When we treat a unit, we work the kitchen, the bathrooms, the laundry closet and the pipe penetrations under sinks and behind toilets, because those are the doorways between you and your neighbors.
Buildings have rules, and we work within them. Tell us about elevator reservations, loading-dock hours, parking and any certificate of insurance the management office needs when you book. We work both ways in Miami towers: individual units for owners and renters, and building-wide service for associations that want trash rooms, chute rooms, garages and other common areas covered, with an insurance certificate available. In trash rooms, chute rooms and garages we use bait, crack-and-crevice treatment, an insect growth regulator and label-appropriate residual products. Indoors, including hallways, trash rooms and enclosed garages, we treat cracks, crevices and problem spots directly. We don't use backpack foggers indoors.
Older homes, duplexes and walk-ups: Little Havana, Flagami, Shenandoah, Allapattah
West of downtown, much of the housing is older: concrete-block and frame homes, side-by-side duplexes and two- and three-story walk-up buildings. Decades of add-ons, window units and patched plumbing leave gaps that palmetto bugs and rodents find quickly. In a duplex, the shared wall works like a highway, so treating only one side often just pushes roaches next door. When both owners or the landlord can coordinate, we treat both units. Older home with add-ons? See our gap-by-gap guide for rats and roaches.
Rats and mice show up here around fruit trees, sheds, stored materials and alley trash. We set traps and bait stations, and we also seal the openings they're using, at rooflines, AC lines and utility penetrations. For landlords, we offer turnover treatments between tenants so a new family starts in a clean unit.
Tree-canopied streets: Coconut Grove and the Upper East Side
Coconut Grove and the bayfront neighborhoods of the Upper East Side, such as Morningside and the MiMo district, are known for big shade trees, palms and lush yards. That cover is beautiful, and it gives roof rats an overhead route from tree to roof, where they slip into soffits, attic vents and gaps around tile. Owners usually notice scratching overhead at night first. Homeowners farther north deal with the same climbers; our page on rat control in Miami Gardens covers backyard fruit trees and older rooflines.
The shade also keeps spiders, palmetto bugs and mosquitoes comfortable. Bromeliads, birdbaths, fountains and pots that hold water after a storm become mosquito nurseries a few feet from the patio door. We handle those breeding spots and the shady resting areas, and we keep tree limbs and roofline gaps in mind on every visit.
Restaurants, shops and rentals: Wynwood, Little Havana, Downtown
Food businesses fight roaches and rodents around grease traps, back doors, dumpster corrals and storage rooms. Our commercial pest control service covers restaurants, cafés, shops and offices, scheduled around your hours. Short-term rental hosts can book a treatment between guests to catch German roaches or bed bugs early, and long-term landlords can schedule a turnover treatment between tenants.
Walk-up buildings and older apartment blocks also see more bed bugs, because they move with furniture, luggage and tenants from unit to unit. If a renter reports bites or finds small dark spots along mattress seams, call early. Bed bugs are far easier to handle in one room than in a whole building. Our page on bed bug treatment in Miami explains how to prepare.
Pests we treat in Miami
- Cockroaches: the German roach that breeds in kitchens and bathrooms (German cockroach guide) and the large palmetto bug that comes in from outside (American cockroach). Full details on our Miami roach control page.
- Rats and mice, including sealing entry points: start with the roof rat profile and our Miami rodent control page.
- Ants, indoors and in the yard: covered under general pest control, with a flea and ant yard treatment available around the home.
- Bed bugs: see bed bug treatment, common in rentals and multi-unit buildings.
- Spiders, silverfish, flies and no-see-ums: included in general pest service.
- Wasps, yellowjackets and carpenter bees: see wasp nest removal. We refer honey bee swarms and hives to a beekeeper.
- Mosquitoes: see mosquito control in Miami.
- Fleas: treatment inside the home plus the yard around it. No lawn or plant care.
Mosquito control for Miami yards, patios and balconies
If your home has a yard, a patio or a courtyard, we can bring mosquito numbers down. A technician uses a backpack fogger for a professional mosquito barrier spray treatment, aimed at the shady spots where adult mosquitoes rest: under decks and stairs, along fences and walls, behind AC units and in dense vegetation, avoiding flowering plants. For breeding spots around the home that can't be emptied, such as containers, gutters and drains, we apply larvicide. Monthly mosquito plans also include larval traps with a growth regulator, like birth control for insects. We don't treat the bay, the Miami River or any canal.
High-rise condos are different. A balcony-only unit usually doesn't need a yard mosquito service. The fix there is dumping saucers and standing water on the balcony, and, for the building, common-area work the association arranges. We'll tell you honestly if mosquito service isn't worth it for your space.
For homes, we recommend monthly mosquito service, especially through rainy season, adjusted to your property. See mosquito control in Miami for more.
Quarterly pest control vs. monthly service in Miami
Most Miami homes and condos do well on a quarterly plan. Monthly plans and custom recurring schedules are available too, and we'll recommend one when the property calls for it.
Here is the honest breakdown. Our general pest plan is the $125 quarterly plan, roughly $42 a month, and it handles roaches, ants, spiders, silverfish and other household pests inside and out. Between visits, plan customers have this promise: "If pests come back between visits, so do we, at no extra cost." Text us when something shows up, and a technician comes back for a free re-service.
When does monthly or custom make sense? A duplex owner who wants a visit tied to every move-out. A busy short-term rental. An association that wants trash rooms on their own schedule. Those plans are quoted after the FREE inspection, once we've seen what we're dealing with.
Mosquito service is the one we suggest monthly. Outdoor treatments break down faster with South Florida sun and rain, which is why regular service matters.
| Quarterly pest plan | Monthly or custom schedule | Monthly mosquito plan | |
|---|---|---|---|
| Best for | Most single-family homes and condo units | Rentals, duplex turnovers, heavy pressure | Homes with a yard, patio or courtyard |
| Visits | Four a year | Monthly or built around your calendar | Monthly, adjusted by season |
| If pests return | Free re-service | Free re-service | Schedule adjusted with you |
| Price | $125 per quarter (about $42/month) | Quoted after the FREE inspection | Quoted after the FREE inspection |
There are no long-term contracts and no cancellation fees, only a simple service agreement.
How we treat Miami homes, condos and duplexes
Every product we use is EPA-registered, applied by licensed technicians according to its label, and placed where pests actually live and hide.
First visit: look before we treat
The FREE inspection covers the kitchen, baths, laundry area, garage and exterior of a house, or the kitchen, bathrooms, closets and plumbing gaps of a condo. We explain what we found and our recommendation in Spanish or English, whichever you prefer.
Inside: roach gel bait and crack-and-crevice treatment
Roaches spend most of their time in cracks: behind the stove, under the sink, inside cabinet hinges and around pipe gaps. That's where roach gel bait and crack-and-crevice treatment go, instead of a spray across your floors. Bait works best when you skip store-bought sprays, because they can repel roaches away from the bait.
Outside: the foundation and entry points
We treat a band around your foundation and the lower foundation wall, and spot-treat entry points like door gaps, window frames, weep holes and plumbing openings. In a duplex or walk-up, we cover the exterior areas you control.
Rodents: we seal what they use
We inspect for entry points, set traps and tamper-resistant bait stations, and seal the gaps rodents are using with exclusion work, to help keep them from getting back in. Inside the home, we use traps and, only where the label allows, rodent bait placed out of reach of kids and pets. Tamper-resistant bait stations go outside, or in building service areas like trash rooms and garages.
After the visit
Keep kids and pets off treated areas until dry, and follow your technician's instructions. If you're on a plan and pests return before the next scheduled visit, call or text and we'll come back at no extra cost.
To be clear about what roach treatment means here: we don't cover homes with tarps. Our roach work is bait and crack-and-crevice treatment, as described above.
How to choose an exterminator in Miami
Searching for the best exterminator in Miami turns up dozens of names. Rather than tell you we're the best, here is what we'd check if we were hiring:
- A state license. Florida pest control companies are licensed by FDACS, and you can look a company up. Our license number is in the footer of every page.
- An inspection before a price. A real quote depends on the building, the pest and how far it has spread.
- A clear answer about callbacks. Ask what happens if pests come back between visits. For our plan customers: "If pests come back between visits, so do we, at no extra cost."
- No long-term contract. We offer no long-term contracts and no cancellation fees.
- Spanish if you need it. Hablamos español, on the phone and on site.
- A family-run company you can reach. Call or text the same number anytime.
Habits that help in a Miami condo or duplex
A few everyday habits make a big difference in older buildings and towers alike. Run the garbage disposal and wipe the stovetop before bed, since German roaches feed at night. Don't leave pet bowls full overnight. Fix dripping faucets and the slow leak under the sink, because roaches look for water before food. Break down delivery boxes and get them out of the unit quickly; cardboard is one of the most common ways roaches arrive. In a duplex or walk-up, keep the trash cans lidded and away from the back door. If you have fruit trees, pick up dropped fruit, which feeds roof rats. On a balcony, empty plant saucers after every storm. And if your neighbor has roaches, tell building management: shared plumbing means a shared problem.
When the summer rains come
Miami's afternoon downpours change pest behavior overnight. Palmetto bugs get flushed out of storm drains and mulch and look for dry ground, which often means your kitchen or garage. Ants move their colonies up into wall voids and potted plants. About a week after heavy rain, a new wave of adult mosquitoes comes out of containers that held water. Check door sweeps and the gaps under garage doors before the season, empty anything that collects water after each storm, and call or text if you see roaches or ant trails moving in. See pest control after flooding.

Miami pest control FAQs
How much is pest control in Miami?
We set the price after a FREE inspection, because a Brickell condo and a Little Havana duplex aren't the same job. New customers save $50 on the first service, and ongoing protection is our quarterly plan at $125 per quarter (about $42 a month). Monthly or custom schedules are quoted after the inspection.
Is paying an exterminator worth it?
Usually, yes, especially when store-bought sprays keep failing. German roaches and rodents hide inside walls and cabinets where sprays don't reach, and many sprays scatter roaches deeper. A licensed technician with bait, crack-and-crevice work, exclusion and free callbacks between plan visits fixes the source instead of chasing what you can see.
Who is the best pest control company in Miami?
The right one is state-licensed, inspects before giving a price, explains what happens if pests return, and doesn't lock you into a long contract. Spanish matters too for many Miami families. We're a family-run, licensed company with 30+ years of experience, no long-term contracts, and our Bug Free Guarantee for plan customers.
How bad is the bug problem in Miami?
Heat and humidity keep pests active all year here. Roaches, ants, rodents and mosquitoes are the most common calls. The rainy season, roughly mid-May to mid-October according to the National Weather Service, brings the biggest jumps in mosquitoes and ants, and heavy rain pushes palmetto bugs indoors.
Can you treat an apartment in a high-rise?
Yes. We treat your unit, focusing on the kitchen, bathrooms and the plumbing gaps roaches use to move between floors. Let us know the building's elevator and parking rules when you book. We also handle building-wide service for associations, including common areas like trash rooms, set up with management.
