Roof rats and mature landscaping
Gulf Stream is a residential town of established homes between the ocean and the Intracoastal, with the Gulf Stream Golf Club at one end, The Little Club's par-3 course at the other, and neighborhoods like Place au Soleil reaching toward the Intracoastal. Many homes here sit among large trees, palms and deep plantings, and that's exactly what roof rats like.
Rats run along palm fronds, tree limbs and the tops of tall hedges to reach the roofline, then slip in under barrel tile, through soffit gaps, gable vents and the openings around AC lines. Most owners hear them overhead at night first. Pool houses, detached garages, cabanas and storage rooms give them more places to nest.
We start with a full walk of the house and outbuildings to find how they're getting in. Then we set traps and tamper-resistant bait stations and seal those gaps with exclusion work. Trapping alone doesn't last when the opening stays open, because the next rat follows the same path. We also point out branches touching the roof, so your landscaper can trim them back.
Mosquitoes and no-see-ums along the Intracoastal
Homes on the Intracoastal side see the most evening biting, from mosquitoes and from no-see-ums, the tiny midges that slip through ordinary screen. Our professional mosquito barrier spray treatment uses a backpack fogger aimed at shaded resting spots: along lanais and pool enclosures, under decks, along the land side of docks and seawalls, along walls and in dense planting. We never aim toward pool water and we avoid flowering plants. Larvicide goes on breeding spots around the home, like containers, gutters and drains, and we never treat the Intracoastal or ponds. Monthly mosquito plans add larval traps with a growth regulator, like birth control for insects. We recommend mosquito service monthly, especially in rainy season.
One thing property managers often ask: we don't do lawn, shrub or plant treatment. Our yard work is limited to fleas and ants around the home, plus mosquito service. Your landscaper keeps the plants; we keep the pests.
Working with property managers and seasonal owners
Many Gulf Stream homes are run by a property manager or house staff, and many owners spend part of the year elsewhere. We can schedule through your manager, keep quarterly service going while you're away, and get in the way you prefer: by lockbox, through your property manager, or sometimes with your cleaning service. Tell us who our contact is and how they'd like visits confirmed.
Closed-up homes need the drains run every couple of weeks, since dry drain traps let roaches up from the pipes. A manager who walks the house can do that between our visits.
How we treat
Every visit starts from what we find, not a fixed spray route. The first one is a FREE inspection of the house, garage, outbuildings and grounds, and we walk you or your manager through it in English or Spanish. Our approach is integrated pest management (IPM), with EPA-registered products applied by licensed technicians, every product applied according to its label.
Indoors, German roaches get roach gel bait and crack-and-crevice treatment in cabinet hinges, behind the refrigerator and around plumbing. Bait works best when you skip store-bought sprays, because they can repel roaches away from the bait.
For the outside of the house, we treat a band around your foundation and the lower foundation wall, and spot-treat entry points like door gaps, window frames, weep holes and plumbing openings. Pool houses and garages get the same attention.
Rats are usually the main event here. We inspect for entry points, set traps and tamper-resistant bait stations, and seal the gaps rodents are using with exclusion work, to help keep them from getting back in. Bait stations stay outdoors or in service spaces such as garages and trash rooms; inside the living areas, it's snap traps only and never loose bait.
Mosquito work follows the section above. Plan customers are covered between visits by our Bug Free Guarantee: "If pests come back between visits, so do we, at no extra cost." Your manager can text us and we'll return for a free re-service. After any treatment, keep kids and pets off treated areas until dry, and follow your technician's instructions.
General pest service runs $125 a quarter (about $42/month). Larger estates often do better on a monthly or custom schedule, quoted after the inspection. There are no long-term contracts and no cancellation fees, just a simple service agreement.
Gulf Stream FAQs
What does pest control cost for a Gulf Stream home?
We price after a FREE inspection, since homes and grounds here vary so much. First-time customers save $50 on that first visit (no code, never expires), and general pest service after that is $125 per quarter. Larger properties on a monthly or custom schedule are quoted after we inspect.
Can you work with my property manager while I'm away?
Yes. We can schedule through your manager and keep quarterly service going while you're gone. Access is your choice: a lockbox, your property manager letting us in, or sometimes your cleaning service. Set it up when you book.
Do you also do lawn and landscape spraying?
No. We don't do lawn, shrub or plant treatment. The only yard work we do is flea and ant treatment around the home, plus mosquito service. Your landscaper handles plant care.
What's the hardest pest to get rid of in a Gulf Stream home?
Roof rats. They travel through mature trees and palms to the roofline and find small gaps under tile and around vents. Lasting control means sealing those entry points, not just trapping. See our roof rat profile and rodent control.
