Lighthouse Point is a quiet boating community in north Broward, just inland from the Hillsboro Inlet, with many single-family homes on deep-water canals with docks and seawalls. It's the kind of place where the boat is parked out back, the yard runs down to the water and neighbors know each other from Dan Witt Park and the youth ball fields.

Waterfront living brings its own pest pressure. Seawalls, docks, boat storage and thick tropical plantings shelter palmetto bugs, ants and spiders, and palms and fruit trees give roof rats a route to the roofline. Garages full of gear and supplies give pests even more places to hide. Pro-Spray is a family-run, Licensed & Insured South Florida company. We inspect the whole property, treat the entry points that matter and keep kids and pets in mind. Call or text 833-845-9284 for a FREE inspection and $50 off your first service.

Seawalls, docks and the back of the house

On a canal lot, the back of the house is where most of the pest activity starts. Seawall caps and the gaps behind them hold moisture and shelter palmetto bugs. Dock boxes, kayak racks and stacked cushions are perfect spots for spiders and roaches. Rats travel along the seawall at night, out of sight of the street. And the landscaping between the pool deck and the water is usually the thickest planting on the property.

We spend extra time on that side of the home. We treat along the foundation, around patio doors and pool equipment, under the lanai and in the landscaping edges where pests rest, and we look closely at gaps where pipes and wires enter the house. We don't treat the water, docks or boats themselves, but we do treat the exterior areas near the dock where pests gather before they head for the house.

Roof rats in palms and fruit trees

Royal palms, coconut palms, mangoes and avocados are common in Lighthouse Point yards, and they're a roof rat's favorite combination of food and highway. Rats eat the fruit, nest in the skirts of untrimmed palms and run along fronds and power lines to the roof. From there, they squeeze into gaps at the soffits, gable vents, AC line openings and the gap where the garage door meets the frame.

The usual signs are scratching in the ceiling after dark, droppings in the garage or attic, chewed fruit on the ground and greasy rub marks along beams. Our rodent service finds how they're getting in, uses traps and tamper-resistant bait stations placed where kids and pets can't reach them, seals the entry points we find and follows up. Keeping palms trimmed, picking up fallen fruit and cutting branches back from the roof help keep them from coming back. Read more on our rodent control page.

Garages full of boat gear

In a boating town, the garage is often part workshop and part marina storage: life jackets, fishing tackle, coolers, spare parts, bags of fertilizer, paint cans and boxes. All of that clutter makes great cover for palmetto bugs, spiders, mice and the occasional Florida bark scorpion. Bait and fish-scented coolers bring in roaches and flies fast.

Get bins with tight lids, keep stored items off the floor where you can, rinse coolers and bait buckets right after a trip and replace the garage door's bottom seal when it's worn. We treat the garage perimeter and the gaps where pests come in from outside, and we look for rodent signs along the walls.

Ants in tropical landscaping

The thick hedges, palms and flowering shrubs that make Lighthouse Point yards so green also shelter ants. White-footed ants build huge colonies in palms and mulch and trail inside along wires and window frames. Big-headed ants leave little piles of sand along patio pavers and driveways. Fire ants mound up in sunny lawns and along the seawall. We use baits the ants carry back to the colony, treat fire ant mounds around the home one by one and treat the yard areas around the house where ants are nesting. We don't treat the lawn or the plants themselves.

Mosquito control in Lighthouse Point

Boat covers, dock planters, bromeliads, gutters and the bilge of a boat on a lift all collect rainwater fast. The Asian tiger mosquito breeds in containers that small and bites during the day, which is when most people are on the dock or by the pool. Our monthly service uses a backpack fogger on the shaded areas where mosquitoes rest, like hedges, under the dock box, along fences and under the lanai, and we put larvicide in water that can't be dumped. The schedule is customizable, and we offer one-time event sprays before a party on the dock or a family gathering. See mosquito control.

No-see-ums near the inlet

Close to the Hillsboro Inlet and the Intracoastal, many residents also deal with no-see-ums, the tiny biting midges that come out on calm evenings and slip through ordinary screens. They breed in the wet sand and mud along the water's edge. Treating shaded resting spots around the home helps, and a fan on the patio is surprisingly effective because they're weak fliers.

Spiders on docks, lanais and soffits

Waterfront lights attract insects at night, and insects attract spiders. Lighthouse Point homes often have webs under the soffits, in the corners of screened lanais and along dock lights. Most are harmless orb weavers and house spiders, including the big golden silk orb weaver that strings huge golden webs between trees in late summer. Brown widows are worth watching for under patio furniture, in dock boxes and around pool equipment. We remove webs within reach and treat the areas where spiders hide.

Pool equipment and screened lanais

Almost every waterfront home here has a pool, and the pool pad is a pest magnet. The pump and heater stay warm, the area around them is often shaded by hedges, and the conduit and plumbing that run back to the house create small gaps at the wall. Ants nest in electrical boxes and timers, which can short them out. Palmetto bugs hide under the equipment pad, and spiders build in the corners of screened lanais where insects get trapped.

We treat around pool equipment and the lanai screen frame, check for torn screen panels and gaps at the bottom of the screen door, and look for ant activity inside timer and breaker boxes. A screen door that doesn't close all the way lets in mosquitoes, so it's worth a quick fix.

Dogs, cats and fleas

Lighthouse Point is a walking town, and plenty of dogs head to the parks and along the canal streets every day. Fleas come home on pets, and cat fleas, the most common kind on both cats and dogs, can build up quickly in carpets, pet beds and shady spots in the yard. Raccoons and opossums that travel along the seawalls also drop flea eggs where they rest. When fleas show up, we treat inside the home and the shaded yard areas around it where they develop, and we ask that your pets get a vet-approved flea product at the same time. Treating one without the other rarely works.

Older homes and newer rebuilds

Lighthouse Point has a mix of original ranch homes from the city's early decades and newer two-story rebuilds. The older homes tend to have more gaps around windows, doors and plumbing, and attic vents that weren't designed with rats in mind. The newer homes are tighter but often have lots of exterior lighting, large lanais and fresh landscaping with heavy mulch. We adjust the inspection to the house, not a checklist.

After storms and high tides

King tides in the fall and heavy summer storms can push water over seawalls and into low yards. When that happens, fire ants float out of their mounds, palmetto bugs come up through drains, rats move from the seawall into garages and attics, and mosquitoes hatch about a week later. Our guides to floating fire ants after flooding and rodents after a hurricane explain what to watch for.

Seasonal residents

Some Lighthouse Point homeowners spend summers up north and leave the house closed for months. Empty homes have dry drains, quiet garages and no one to notice the first signs of trouble. Schedule a service visit before you head north and another after you get back.

Lighthouse Point Pest Control FAQs

Do you treat around docks and seawalls?
We treat the exterior areas near docks and the back of the home where waterfront pests gather, plus the interior as needed. We don't treat the water or the boat itself.
Why do I have rats near the water?
Palms, fruit trees and stored gear give roof rats food and cover, and seawalls give them a hidden path. We look for signs and entry points during the FREE inspection.
What's biting me on the dock in the evening?
Often no-see-ums, which breed along the water's edge. Treating shaded resting spots and running a fan on the patio both help.
What should I do before leaving for the summer?
Clear out open food, run water in the drains, and book a service visit before you go. When you return, call us if anything looks different.
What does quarterly service cost?
$125 per quarter, about $42 a month, with no contracts or cancellation fees.
Do you work on boats?
We focus on the home and its exterior, including the areas near your dock where pests gather, but we don't treat inside boats.
