West Park is one of Broward's youngest cities. It was incorporated in 2005 out of four neighborhoods, Carver Ranches, Lake Forest, Miami Gardens and Utopia, and it sits on the county line, bordered by Hollywood, Pembroke Park and Miramar. It's mostly single-family homes on family streets, many of them built decades ago, with mature trees, fruit trees and fenced backyards where kids and dogs spend a lot of time.

Pro-Spray is a family-run, licensed and insured company from nearby Hollywood, so West Park is close to home for us. Many families here speak Spanish at home, and so do we. Hablamos español. Call or text 833-845-9284 for a FREE inspection, and as a new customer you'll get $50 off your first service.

What makes West Park homes different

Most West Park homes are concrete block houses with stucco, slab floors, jalousie or older aluminum windows in some cases, and roofs that have been redone over the years. Many have added rooms, converted garages, carports and sheds. Every addition creates a seam where two kinds of construction meet, and pests find those seams.

The yards matter too. Plenty of West Park lots have mango, avocado, citrus, banana or coconut trees, gardens, chickens or rabbits, and a shed or two full of tools and stored things. That's a great family yard. It also means more food and more shelter for rats, roaches and ants. When we inspect, we look at the whole lot, not just the kitchen.

Roof rats and fruit trees

Roof rats are the pest that keeps West Park homeowners up at night, sometimes literally. They climb fruit trees and palms, run along fence tops and power lines, and reach the roof from branches that hang over it. They eat fallen fruit, pet food, birdseed and chicken feed. Once they find a gap in the soffit, a torn gable vent or the opening where the AC line goes through the wall, they move into the attic.

People usually notice them first by sound: scratching or scurrying in the ceiling at dusk or before dawn. Other signs include droppings in the attic or shed, chewed fruit still hanging on the tree, and dark rub marks around openings. Our rodent service starts with an inspection of the roofline and the whole yard. We trap the rats that are inside, seal the openings, and set up tamper-resistant bait stations outside if needed. We'll also show you which branches to trim and how to store feed and fruit so you're not feeding the next ones. More on our West Park rodent control page.

Palmetto bugs, German cockroaches and older construction

Two very different roaches cause most of the calls in West Park. American cockroaches, the palmetto bugs, live outside in sewers, drains, mulch and under the leaves around the trees. They come in through gaps under doors, open windows, drains and the seams around additions, especially after a hard rain.

German cockroaches live indoors, mostly in the kitchen and bathroom, and multiply quickly. They come in with groceries, boxes and used appliances or furniture. For palmetto bugs, we treat the perimeter, the entry points and the drains. For German cockroaches, we place baits and growth regulators where they hide and follow up until they're gone. Details are on our West Park roach control page.

Ants in the kitchen and fire ants in the yard

West Park yards get plenty of sun, and fire ants build mounds along sidewalks, driveways, fence lines and play areas. Their stings hurt and can blister, and they're dangerous for small children, older adults and pets. We treat fire ant mounds and offer yard treatments for fleas and ants around the home. We don't do lawn or plant care.

Indoors, tiny ghost ants and big-headed ants trail along countertops, windowsills and bathroom fixtures. They nest outside along the slab, under pavers and in mulch, then come in through cracks and around pipes. We use baits the workers carry back to the nest and treat the outside nesting areas. See West Park ant control.

Mosquitoes in shady West Park yards

Big shade trees keep yards cool, and mosquitoes like that as much as we do. Adult mosquitoes rest during the day under dense foliage, along shaded fences and behind sheds, then come out to bite in the evening, or all day in the case of the Asian tiger mosquito. They breed in buckets, kiddie pools, tarps, tires, plant saucers, bromeliads, chicken waterers and clogged gutters.

Our monthly mosquito service has a schedule we customize to your yard. Your technician uses a backpack fogger on the shady resting spots and treats breeding spots with larvicide. We'll point out the containers to dump between visits. We also do one-time event sprays before a birthday party, a quinceañera, a church gathering or a family barbecue in the backyard. See mosquito control for more.

Chickens, rabbits and backyard animals

Some West Park families keep chickens, rabbits or other small animals in the backyard. Feed and water draw rats and roaches, and coops can attract mites and flies. When we treat a yard with animals, we plan around them. We keep products away from feed and water, we never spray animals directly, and we tell you how long to keep them away from treated areas. Store feed in sealed metal or heavy plastic bins, and clean up spilled feed every evening, because that's what keeps rats coming back.

Spiders, fleas and other pests we treat

Spiders build in carports, sheds, eaves and window corners. Brown widows are common in Broward around outdoor furniture, mailboxes and stored items. Fleas come in with dogs, stray cats and wildlife. Bed bugs travel in luggage and secondhand furniture. Silverfish and centipedes show up in damp bathrooms and storage rooms. We treat all of them as part of a general pest plan, and bed bugs get their own bed bug treatment plan.

Additions, converted garages and Florida rooms

A lot of West Park homes have grown over the years. A garage became a bedroom, a carport became a Florida room, or a back porch got enclosed. Those spaces are great for growing families, but they're also where we find many entry points. The new slab often doesn't line up perfectly with the original one, leaving a crack along the joint. Walls added later may have gaps at the top plate or where the new roof meets the old. Windows in enclosed porches are often older or weren't sealed well, and the space under a raised floor in an addition can be open to the yard.

During the inspection, we look closely at every seam between old and new construction. We check the joint along the slab for ant trails, look for roach droppings in the corners and in closets along exterior walls, and check the roofline where additions meet the original house for rat entry points. Treating those seams and sealing what we can often solves problems that general spraying never touched.

For landlords and rental homes

Many West Park homes are rentals, and pest problems between tenants are common. An empty house is the best time to treat: cabinets are empty, appliances can be pulled out and every corner is reachable. We can do a turnover service before new tenants move in, looking for German cockroaches, bed bug signs, ants and rodent activity, and treating whatever we find. For occupied rentals, we'll schedule around your tenants and explain the plan to them in English or Spanish. If a tenant reports roaches, it's worth acting quickly. German cockroaches get much harder to clear the longer they're left alone.

A year of pests in West Park

  • Late spring: fire ants become more active, ant trails show up inside, and the first wave of mosquitoes arrives with the early rains.
  • Rainy season, roughly June through October: mosquitoes peak, palmetto bugs come inside after storms, and fruit trees drop fruit that feeds rats.
  • Hurricane season: standing water, floating fire ants and displaced rodents after heavy storms.
  • Cooler, drier months: rats move into attics and sheds looking for shelter, and ants still trail inside looking for water.

That's why a quarterly plan works well here. Each visit lines up with a change in the season, and if something comes up between visits, our Bug Free Guarantee covers the extra trip.

What we check during a West Park inspection

Outside, we walk the perimeter and look at doors, windows, weep holes, utility openings, the AC line, the roofline and soffits, the trees close to the house, sheds, carports, woodpiles and stored items. We look for ant mounds and nests along the slab and in mulch, roach activity in drains and around the trash cans, and mosquito breeding spots in the yard. Inside, we check the kitchen, bathrooms, laundry area, closets on outside walls, the attic access and the garage if you have one. Then we sit down with you and explain what we found, show you photos if it helps, and recommend a plan that fits your home and your budget.

Churches, small businesses and community spaces

West Park has churches, small shops, daycares, restaurants and community buildings that bring neighbors together. Kitchens used for church dinners or events, storage rooms full of donated items and fellowship halls that sit empty during the week are common places for German cockroaches, mice and ants to settle. We can set up regular service for these spaces, scheduled around services and events, and we focus on kitchens, storage areas and doors. See commercial pest control.

Iguanas, wildlife and what they leave behind

Iguanas, opossums, raccoons and stray cats all pass through West Park yards, and they leave things behind: fleas, droppings, dug-up soil and food scraps from tipped trash cans. We don't do wildlife removal, but we treat the fleas and the rodents that come along with wildlife activity, and we'll tell you where animals seem to be getting under the house or the shed so you can block those spots.

Pests we see most in West Park

  • Roof rats: in attics, sheds and fruit trees.
  • Palmetto bugs: coming in from drains, mulch and leaf litter, especially after rain.
  • German cockroaches: in kitchens and bathrooms, especially in rentals.
  • Fire ants: in sunny yards, along sidewalks and around play areas.
  • Ghost ants and big-headed ants: trailing along counters and windowsills.
  • Mosquitoes: in shady yards with containers and bromeliads.
  • Spiders, fleas and bed bugs: which we treat as part of a plan or on their own.

Treatments planned around kids and pets

West Park households tend to be busy, with kids, grandparents and pets all under one roof. We plan every treatment with that in mind. Indoors, we rely on baits and targeted applications placed in cracks, voids and behind appliances rather than spraying open surfaces. Outdoors, we treat the perimeter and the specific spots where pests live, and we tell you exactly how long to keep children and pets off treated areas. If someone in the home has asthma or another health concern, tell us before we start, and we'll adjust the plan.

Fruit flies and drain flies in the kitchen

With fruit trees in so many yards, West Park kitchens often have bowls of mangoes, avocados and bananas on the counter. Overripe fruit draws fruit flies quickly. Drain flies breed in the film inside slow drains. Neither problem is solved by spraying. Keep ripe fruit in the fridge, clean drains with a brush, and take out the recycling often. If they keep coming back, we'll find the source.

After heavy rain and storms

Some West Park streets hold water after a big storm. When that happens, fire ants can float up out of the ground, rats and palmetto bugs head for higher ground, and mosquitoes jump about a week later. Be careful moving debris after a storm, and check under sheds and around fences for ant clumps. Our guides on floating fire ants after flooding and post-flood pest control have more.
