When residents complain about mosquitoes at the pool, the playground or the clubhouse, the board hears about it. Pro-Spray offers mosquito programs for HOAs, condo associations and property managers across Broward, Miami-Dade and southern Palm Beach counties, built around how your community actually uses its shared spaces.

Areas We Focus On

  • Pool decks and cabanas: shaded seating, landscape beds and pool cage edges
  • Clubhouses and fitness centers: entrances, outdoor seating and surrounding plantings
  • Playgrounds and tot lots: shade trees, borders and nearby hedges
  • Walking paths and dog parks: hedges, fence lines and shaded rest areas
  • Entrance features and guardhouses: landscaped islands and monument plantings
  • Common landscaping near buildings: hedges, palm clusters and ground cover where mosquitoes rest

How Our Community Program Works

  1. Site walk. We walk the common areas with your manager or a board member to map resting areas, breeding sites and high-traffic spots.
  2. Scope and schedule. We go over the areas to be treated and a recommended schedule the board can review.
  3. Backpack fogger treatment. Our technicians treat resting areas in the common spaces on a schedule. We recommend monthly service, especially during the rainy season.
  4. Larval traps in common areas. Larval traps are part of our community program. We place mosquito larval traps in shade near vegetation and resting spots, away from where children play, out of reach of pets and never in ponds or pools. They help target container-breeding mosquitoes in hidden water around shared spaces, and we refill and service them about every 4 weeks during scheduled visits, following the product label.
  5. Breeding-site notes. After visits, we flag standing water we find, such as clogged drains, ponding near buildings or water-holding features, so maintenance can address it.
  6. Scheduling around residents. We can plan visits around pool hours, events and landscaping crews.

Retention Ponds and Lakes

Many South Florida communities are built around retention ponds and lakes. Healthy ponds with moving water and fish tend to produce fewer mosquitoes, while stagnant, weedy edges can contribute. Our program focuses on the resting areas around common spaces. For pond management, work with your lake or aquatic management vendor. Also note that swarms of non-biting midges near ponds don't bite and aren't mosquitoes.

Frequently Asked Questions

Can larval traps be used in our common areas?
Yes, where there are suitable shady spots near vegetation and resting areas. We'll recommend locations during the site walk, place them out of reach of children and pets and never in ponds or pools, and refill and service them about every 4 weeks during scheduled visits. Traps work alongside the backpack fogger treatment, not in place of it.
