Restaurant pest control
Kitchens give roaches, flies and rodents everything they want: food, water, warmth and plenty of places to hide. That's why most restaurants are on a twice-a-month schedule. High-risk sites get weekly service, and small cafes can usually stay on a monthly schedule.
- Bait-first, crack-and-crevice treatment where pests actually live: behind and under equipment, in wall voids, around drains, in dry storage and along the back door.
- Flies and drains: we look at floor drains, dumpster pads and the back door, where most fly problems start. See our guide to flies around the trash and back door.
- Rodents: trapping and bait stations placed according to the label, never on food-contact surfaces or where food goes, plus sealing the entry points they use.
- A written report after every visit with what we found, what we treated and what your team can fix, so you have it on file for your records and inspections.
Your staff is the first line of defense between visits. Our restaurant closing-time pest checklist is a simple nightly routine your closing crew can follow.
HOAs, condos and property managers
For associations and managed buildings, we treat common areas such as hallways, stairwells, trash rooms, mailrooms, pool-area restrooms and equipment rooms, and the building exterior, and we can also service individual units. Condo work can be building-wide or one unit at a time.
- Certificate of insurance on request, for your board or management company.
- A written service report after each visit, so the board knows what was done and where.
- Trash rooms and chutes get extra attention, because that's where roaches, flies and rodents gather first. See condo trash room pests.
- Mosquito service for common grounds and clubhouse areas is available as a separate service. See HOA mosquito control.
If you're on a board and comparing vendors, start with what to ask when hiring pest control for an HOA or condo, and see what the HOA usually covers for pests versus what falls on the unit owner.
Offices, warehouses and retail
Offices, stores and warehouses deal with the same South Florida pests as homes, plus loading docks, break rooms and stored goods that draw them in.
- Rodents: trapping, bait stations placed according to the label and sealing the entry points they use. We seal entry points ourselves but don't repair damage, and we come back for a set number of follow-up visits, told up front. See rodent control.
- Roaches and ants: bait-first, crack-and-crevice treatment in break rooms, restrooms, storage areas and along the outside of the building.
- Wasps: we remove wasp nests at storefronts, awnings and common areas.
For stables and barns, we avoid feed rooms and never spray animals directly. Barn flies get a flexible recurring schedule; see our guide to barn fly control.
What every visit includes
Every commercial visit follows the same integrated pest management (IPM) process: inspection first, treatment second.
- Inspection: we check the problem areas, look for new activity and note anything that's drawing pests in.
- Targeted treatments: EPA-registered products applied by licensed technicians, according to each product's label, only where pests live and hide.
- Prevention notes: sanitation, storage and entry points your staff or maintenance team can fix.
- A written report: what we found, what we treated and what to watch before the next visit.
Bug Free Guarantee: If pests come back between visits, so do we, at no extra cost.

Getting started
Switching vendors or starting service for the first time is simple:
- Call or text us and tell us about your building, the pests you're seeing and any inspection or board deadlines you're working against.
- FREE inspection. A licensed technician walks the property with you or your manager, from the kitchen or break room to the dumpster area and the outside of the building.
- Your plan and schedule. We recommend a service schedule that fits the risk, explain what each visit covers and give you a price. There's nothing long-term to sign.
- First service and first report. Your first visit ends with a written report, and every visit after that does too.
Pro-Spray is a family-run, licensed and insured company with more than 30 years in pest control.
