Gated Community in Boca? What the HOA Covers for Pests
Family-run, licensed and insured pest control in South Florida.
$50 OFF your first service + FREE inspectionNew customers · No code needed · No expirationIn most gated communities, the HOA handles pest control in the common areas and you handle your own home, but your documents decide, so check them or ask your manager before you assume. Common areas usually mean the clubhouse, the pool and fitness areas, the guardhouse, the mailbox kiosks, the dumpster enclosures and any community mosquito program. Inside your walls, your lanai and usually your own yard are on you. If you have a Boca Raton mailing address west of the Turnpike, you may be in West Boca, not the city. That doesn't change the answer, but it tells you which page to read.
Who is responsible for pest control in an HOA?
It depends on your association's governing documents. Some communities include more than others, and villas and townhomes can work differently from single-family homes. Read the section on maintenance and common elements, or ask your community manager. If there's a real question about responsibility, check your documents or ask the association's attorney. We can't interpret them for you, but we can tell you what we find at your house.
What usually sits with the association
Common areas are where a lot of neighborhood pest pressure starts:
- Clubhouse kitchens and the fitness center.
- Pool equipment rooms and pool restrooms.
- Mailbox kiosks and the guardhouse.
- Dumpster enclosures and trash areas.
- Lakes, retention ponds and the landscaping along the entry.
- Any community mosquito program. See HOA mosquito control.
What usually sits with you
- Everything inside your home: the kitchen, bathrooms, attic and the gaps under the sinks.
- The garage, the lanai and the pool cage.
- Your own yard and planting beds. Yard treatments for fleas and ants are the only yard work we do. We don't treat grass, shrubs or plants.
Gray areas to ask about
- Villas and attached homes with a shared roof or walls. Townhome rows share walls, so pests can move between them.
- Shared attics. If you hear a rat overhead, ask who handles rodents in a shared roof space.
- Your own landscaping vs. the community's. Where your yard ends and the common area starts isn't always obvious.
Ask your manager before you book, so the right work goes to the right people.
Booking service inside the gate
Getting in is usually the easy part, if we know ahead of time:
- Put us on the gate list, or call the guardhouse with the day of the visit.
- Share any access code or app pass the community uses.
- Tell us about community rules, like work hours or where service vehicles park.
Seasonal owners
We service seasonal homes while the owners are away. Access is usually a lockbox, your property manager, or sometimes your cleaning service. Leaving for the summer? See our closing up for summer checklist. Coming back? Read the back for the season checklist.
If your board wants a community plan
Send them our post on what to ask when the HOA hires pest control. We walk the property with the manager or a board member, recommend a schedule the board can review and provide an insurance certificate. HOAs and associations get a written service report after each visit, and $50 OFF the first service plus a FREE inspection.
For your own home, our general pest plan is $125 per quarter, about $42 a month; see plans and pricing. For plan customers: "If pests come back between visits, so do we, at no extra cost." Keep kids and pets off treated areas until dry, and follow your technician's instructions. There are no long-term contracts and no cancellation fees, just a simple service agreement. We're family-run and licensed, with 30+ years in the business, and hablamos español. We serve Boca Raton, West Boca and Delray Beach. Browse more guides.
