Pest control across Delray Beach

Delray packs a lot into a small city: 1920s cottages a few blocks from the ocean, condo buildings along A1A, a busy restaurant strip on Atlantic Avenue and newer family subdivisions out past I-95. Each one invites a different pest problem. Here's how the work changes from one part of town to the next.

Older homes and cottages near downtown (Osceola Park, Del-Ida Park, Lake Ida)

Del-Ida Park was platted in 1923, and its diagonal streets are lined with Mission and Mediterranean Revival houses, bungalows and frame cottages from the 1920s through the 1940s. Osceola Park, south of Atlantic, has smaller older homes, many of them renovated more than once. Around Lake Ida, big shade trees hang over mid-century houses and newer rebuilds.

Those older houses are full of character and full of openings: wood windows, settled thresholds, gable vents, crawl spaces and pipes added decade after decade. Roof rats use the tree canopy and palm fronds to reach rooflines, and you usually hear them in the attic before you see them. That's why rodent work here always includes exclusion: finding the openings and sealing them, not just setting traps. After summer downpours, palmetto bugs come up out of the mulch beds and cover right next to the house and push in under doors.

Beachside and Intracoastal (Seagate, Tropic Isle)

East of the Intracoastal, Seagate mixes single-family homes with low-rise condos close to the sand. Tropic Isle, south of downtown, is laid out along canals with docks behind the houses. Waterfront landscaping, seawalls and boat storage give rats and palmetto bugs plenty of cover, and no-see-ums come out on still evenings along the water. They're small enough to slip through ordinary window screen, so finer no-see-um mesh on the porch helps.

In the condo buildings, German roaches and ants travel through plumbing stacks and shared walls. We can treat a single unit, or work with the association building-wide. Our work stays on the property and the building; we never treat the canals or the Intracoastal.

Atlantic Avenue restaurants, bars and shops

Atlantic Avenue and the Pineapple Grove area are lined with restaurants, bars, cafés and shops, and every busy kitchen has the same weak spots: warm motors under the line, grease traps, floor drains, delivery doors that stay open and dumpster pads out back. German cockroaches breed in the kitchen equipment, and rats work the alleys and dumpster areas at night.

We already work with restaurants and other commercial clients in the area. Our commercial pest control is built on recurring visits scheduled around your hours, and after each visit we explain what we found and treated. We focus on kitchens, dry storage, drains and dumpster areas, and we tell your manager which repairs and sanitation steps will make the biggest difference. We don't promise inspection results. What we offer is steady, documented work.

Family neighborhoods west of I-95 (Delray Shores, Lake Eden)

West of the interstate, the neighborhoods turn into family subdivisions with pavers, lanais and backyard pools. Ants nest under the pavers and trail inside along the slab. Spiders build in the corners of pool enclosures. Dogs and cats bring fleas in from the yard, and we handle those with a flea and ant yard treatment around the home. That's the only yard work we do; we don't offer lawn, shrub or plant care.

Plenty of homes out here are rentals, and landlords can book turnover treatments between tenants so the next family moves into a clean start. Farther west, many large 55+ communities, such as Kings Point, have Delray Beach addresses but sit outside the city limits, and we serve them too.

Pests we treat in Delray Beach

  • Roaches: palmetto bugs (American cockroaches) from mulch and drains, and German cockroaches in kitchens and condo units.
  • Ants: ghost ants, white-footed ants, big-headed ants and fire ants.
  • Roof rats and mice: trapping plus sealing entry points. See roof rats and rodent control.
  • Bed bugs: see bed bug treatment.
  • Spiders, silverfish, flies, drain flies and no-see-ums: handled on regular visits.
  • Wasps, yellowjackets and carpenter bees: carpenter bees drill into fascia, pergolas and wood trim from late winter into spring. See wasp nest removal. Honey bees go to a beekeeper.
  • Mosquitoes: see mosquito control.
  • Fleas and ants outside: yard treatment around the home.

Mosquito control for Delray yards, lanais and waterfront lots

Adult mosquitoes spend the hot part of the day hiding in shade close to the ground. Our professional mosquito barrier spray treatment goes after those resting areas with a backpack fogger: the shade along lanais and pool enclosures, under decks, along the land side of docks and seawalls, along fences and walls, behind AC units and in dense planting. We never point it toward pool water, and we avoid flowering plants.

Then we look for where they breed. Anything that can be dumped, we'll show you. For breeding spots around the home that can't be emptied, like containers, gutters and drains, we apply larvicide. Customers on a monthly mosquito plan also get mosquito larval traps with a growth regulator, like birth control for insects. We never treat canals, lakes, the Intracoastal or any other water body.

We recommend mosquito service monthly, especially in rainy season, and we adjust the schedule to your property. Bromeliads, a favorite in Delray gardens, hold water in their cups, so flush them with a hose weekly in summer.

Quarterly pest control vs. monthly service in Delray Beach

You'll see plenty of companies selling monthly pest control as the only real option. We offer monthly plans and any custom recurring schedule, but for most Delray homes and condos, quarterly is the better fit.

Our general pest plan costs $125 per quarter, about $42 a month. Every visit covers inside and out for roaches, ants, spiders, silverfish and other household pests. Plan customers are covered in between by our Bug Free Guarantee: "If pests come back between visits, so do we, at no extra cost." See roaches a month after your visit? Call or text, and we come back and re-treat for free.

Restaurants are different. A busy kitchen usually needs a recurring commercial schedule, which we quote after a FREE inspection. Vacation rentals with frequent guests and homes with heavy rodent pressure can also go monthly or on a custom calendar, priced after the inspection. Seasonal owners keep their visits on the calendar while they're away. We get in by lockbox, through your property manager, or sometimes with your cleaning service.

Mosquito service is the one we recommend monthly. Outdoor treatments break down faster with South Florida sun and rain, which is why regular service matters.

How we treat Delray Beach homes, condos and restaurants

Every job follows integrated pest management (IPM). We inspect before we treat, we use EPA-registered products applied by licensed technicians, and every product is applied according to its label.

Start with a FREE inspection

We check the outside of the property first, then the garage, attic access, kitchen and bathrooms, or the kitchen line, storage and drains in a restaurant. We tell you what we see and what we'd do, in English or Spanish.

Roach work indoors

Roaches hide in cabinet hinges, behind appliances, under sinks and along plumbing gaps. We put roach gel bait on the paths they use and apply crack-and-crevice treatment right where they hide. Bait works best when you skip store-bought sprays, because they can repel roaches away from the bait.

A perimeter treatment outside

We treat a band around your foundation and the lower foundation wall, and spot-treat entry points like door gaps, window frames, weep holes and plumbing openings.

Rats, mice and exclusion

We inspect for entry points, set traps and tamper-resistant bait stations, and seal the gaps rodents are using with exclusion work, to help keep them from getting back in. Inside the home we use snap traps only, never loose bait. Tamper-resistant bait stations go outside, or in building service areas like trash rooms and garages.

Condo and building common areas

In shared buildings we use bait, crack-and-crevice treatment, an insect growth regulator and label-appropriate residuals in trash rooms, garages and other common areas, never a fog in occupied areas.

Mosquitoes and the callback

The backpack fogger, larvicide on breeding spots and monthly-plan larval traps are covered in the mosquito section above. Plan customers who see pests between visits call or text, and we return for a free re-service. Keep kids and pets off treated areas until dry, and follow your technician's instructions.

Vacation rentals and seasonal condos

Delray's beach blocks and downtown are full of short-term rentals and condos that sit empty for part of the year, and both bring their own pest risks. Guests carry bed bugs in suitcases, and German roaches ride in on grocery bags and delivery boxes. In a unit that's closed for the summer, drain traps dry out and let roaches and drain flies come up the pipes, and ants move in on whatever food got left behind.

For hosts, a check between guests catches bed bugs and roaches early, before a review does. For seasonal owners, keeping visits on the calendar while you're away means you come back to the place you left. Before you go, run water in every drain, clear out the pantry and take the trash out. Tell us your dates and who will let us in.

Tips for restaurant and bar staff

A pest plan works best when the kitchen team helps. Squeegee floor drains and keep the drain covers clean at closing. Break down cardboard the day it arrives, since roaches love the corrugation. Keep the back door closed between deliveries and check the door sweep. Pull equipment out on a schedule and clean behind it. Report sightings right away, with where and when, so the next visit targets the right spot. A photo texted to 833-845-9284 helps us identify the pest before we arrive.

How to tell if a pest control company is legit

Start with the license. Every pest control company in Florida needs a license from the state Department of Agriculture and Consumer Services (FDACS), and you can look one up on the FDACS website. Ours is printed in the footer of every page.

Then ask three questions. Will you inspect before you give me a price? A company that quotes without looking is guessing. What happens if pests come back before the next visit? Ours is in writing: "If pests come back between visits, so do we, at no extra cost." And am I locked in? With us, there are no long-term contracts and no cancellation fees.

Finally, read real reviews on Google rather than testimonials on the company's own site, and be careful with any listing that looks built around a keyword rather than a business name.

Where we come from

We work out of 3440 Hollywood Blvd Suite 415, Hollywood, FL 33021. We don't have a Delray office, and we book visits ahead instead of promising arrival times. Call or text anytime: 833-845-9284.

Delray Beach pest control FAQs

How much do exterminators cost in Delray Beach?

We give you a price after a FREE inspection, because a one-bedroom condo and a big Lake Ida house are different jobs. New customers get $50 off the first service, with no code and no expiration. Ongoing protection is our $125 quarterly plan. Restaurants and other businesses are quoted after their inspection.

How do I tell if a pest control company is legit?

Check its Florida pest control license with FDACS, ask whether it inspects before it quotes, and ask what happens if pests come back. We're licensed, we inspect first, there are no long-term contracts, and plan customers have our promise: "If pests come back between visits, so do we, at no extra cost."

Is paying an exterminator worth it?

Usually, once store-bought sprays stop working. German roaches and rodents live where sprays can't reach, and many sprays just scatter roaches deeper into the walls. A professional plan uses baits, crack-and-crevice work, exclusion for rodents and follow-up visits, which is what actually brings numbers down.

Do you treat restaurants and shops on Atlantic Avenue?

Yes. We already serve restaurants and commercial clients in the Delray area. We offer commercial pest control on a recurring schedule built around your hours, with the focus on kitchens, storage, drains and dumpster areas. After each visit, we explain what we found and treated. We don't make promises about inspection results.

What's the hardest bug to get rid of in a Delray home?

German roaches and bed bugs, because they hide deep in cracks and spread between condo units. In older homes near downtown, roof rats are the other tough one, since the trees give them a highway to the roof. Sealing their entry points is what makes the difference.

Do you serve west Delray communities outside the city limits?

Yes. We serve the 55+ and gated communities west of the city that use Delray Beach addresses, such as Kings Point, even though they sit in unincorporated Palm Beach County. When you book, tell us how gate entry works and we'll plan your visits around it.
