High-rise condos along Collins Ave
In a tower, the roach problem usually isn't yours alone. German cockroaches breed indoors and follow pipes, wiring and the gaps around them from floor to floor, so a clean unit on the 20th floor can still get them. We focus on the kitchen and bathrooms, behind the refrigerator and stove, inside cabinet hinges, and on the pipe openings under the sink that connect you to the units above and below. Why height doesn't protect you is covered in roaches on high floors, and if they keep returning after you've treated, read why roaches keep coming back in a condo.
We treat individual units, and when an association wants common areas handled, we set that up as building service with an insurance certificate on request and a written report after every visit. If you sit on a board, what to ask a pest control company is a good checklist. Trash rooms and chutes draw roaches and flies in any building, which is why they belong on a common-area plan; see condo trash room pests. Mosquito work stays outdoors: we never use the backpack fogger indoors, including hallways, trash rooms and enclosed garages.
Art Deco buildings in South Beach
Many of the low-rise buildings south of Lincoln Road and around Ocean Drive date from the 1930s and '40s. Their charm comes with more ways in: plaster walls with gaps behind them, original window frames, plumbing that's been redone in pieces, and ground floors right on the sidewalk next to restaurants and dumpsters. In these buildings we spend extra time on the bathroom and kitchen plumbing walls and on the door sweeps and thresholds at street level, where palmetto bugs and ants walk in.
Homes in Mid-Beach and North Beach
Away from the oceanfront towers, Mid-Beach and North Beach have streets of single-family homes and small apartment buildings, many with mature palms and shade trees. Here the calls shift outdoors. Roof rats travel along branches and power lines and get in through soffits and roof vents; our rodent control in Miami Beach covers trapping, bait stations placed according to the label, and sealing the entry points ourselves, with the number of follow-up visits told up front. We don't repair damaged roof tile or wood. Palmetto bugs come out of mulch and irrigation boxes after heavy rain, and shady side yards hold resting mosquitoes, which we treat on shrubs and hedges, never over or toward the water.
Vacation rentals and seasonal units
A unit that sits empty for weeks gives pests time. Drain traps dry out and let roaches up from the pipes, and guests can bring bed bugs in luggage. A check between bookings catches both early; our vacation rental pest checklist lists what to look for. Long-term landlords can also book a turnover treatment between tenants.
Restaurants and shops
Kitchens on Lincoln Road, Ocean Drive and the commercial blocks of Collins and Washington Ave deal with grease, deliveries and back doors that open onto alleys. Restaurant service usually runs twice a month, with a written service report after every visit. Before you close for the night, our restaurant closing checklist helps, and the full program is on commercial pest control.
Pests we treat
- German cockroaches in kitchens and bathrooms, and palmetto bugs (American cockroaches) at ground level and in drains. See our roach control service.
- Roof rats and mice. Rodent control is a separate service, not part of the quarterly plan.
- Ghost ants and other household ants.
- Bed bugs, including checks of a single piece of used furniture. See bed bug treatment.
- No-see-ums, mosquitoes, spiders, silverfish, flies and pantry pests.
- Wasps and yellowjackets.
Plans and pricing
The quarterly plan is $125 per quarter, about $42 a month, and covers roaches, ants, spiders and other household pests in your unit or home. It includes drain treatments as needed. Between visits our Bug Free Guarantee applies: "If pests come back between visits, so do we, at no extra cost." Rentals and restaurants that need more often can get monthly or custom schedules, priced after the inspection. No long-term contracts, no cancellation fees. See plans and pricing.
How we treat a condo or home
Step 1: Inspect the unit and the building connections
We look where pests travel, not just where you saw them: under sinks, behind appliances, at pipe and wire openings, and at the front door.
Step 2: Bait-first inside
Gel bait along roach routes and crack-and-crevice treatment in the gaps they hide in. Skip store-bought sprays while the bait works, since they push roaches away from it.
Step 3: Follow up on German roaches
We return about two weeks later. One follow-up is often enough; a heavy infestation can take more, and we'll say so.
Step 4: Outside, where there is an outside
For homes and ground-floor units, a band around the foundation plus door gaps and weep holes. Mosquito work stays outdoors on resting spots, with larvicide on breeding spots like bromeliad cups where the label allows, and larval traps with a growth regulator, like birth control for insects, on monthly mosquito plans only. Keep kids and pets off treated areas until dry, and follow your technician's instructions.
Step 5: Free re-service between visits
If you're on a plan and pests come back between visits, call or text and we come back at no extra cost.

Pest control FAQs
Can you treat just my condo unit?
Yes. We treat individual units, focusing on the kitchen, bathrooms and the plumbing openings shared with neighbors. If the problem is building-wide, we'll tell you, and common areas can be set up as building service.
I live on a high floor. Why do I have roaches?
German cockroaches travel between floors along pipes and wiring, and they also ride in on grocery bags and boxes. Height doesn't keep them out, which is why we treat the gaps that link your unit to the rest of the building.
Do you check vacation rentals for bed bugs?
Yes. How many follow-up visits you need depends on the size and severity of the infestation. We'll tell you what we find after the inspection.
Do you give associations an insurance certificate?
Yes, on request, and every commercial or association account gets a written service report after every visit.
