Roof rats are common on Miami Beach, especially on the residential islands and in neighborhoods with big trees and palms, like Nautilus, La Gorce and the Sunset Islands. Coconut palms, sea grapes, ficus hedges and fruit trees give them food and cover, and seawalls and docks give them travel routes between properties. They climb palms and fronds onto roofs and get into attics through soffits, tile edges and vents. Many of the island and Mid-Beach homes have barrel tile roofs, and the open tile ends at the eaves are a common entry point. Older homes may also have wood soffits and gable vents that have loosened over time.
In South Beach and other dense neighborhoods, alleys behind restaurants and hotels give rats and mice a steady food supply. From there, they move into nearby apartment buildings through gaps around plumbing, doors and utility lines. In older low-rise buildings in South Beach and Flamingo Park, mice and rats can travel through shared walls, courtyards and trash areas, and one building's problem often becomes the next building's. High-rise condos see mice through utility chases and service areas.

How We Treat It
Island homes get seawall stations and tile sealing; South Beach units get gaps sealed. On the islands and in Nautilus and La Gorce, we set exterior stations along seawalls and docks, trap in attics and seal barrel tile ends and soffits. In South Beach walk-ups, we seal gaps behind the stove and under the sink and coordinate with owners on alleys and trash areas. Boat storage and cabanas are included. Sea grapes along the bay side of the islands are checked for nests and runways.
Island Homes and Seawalls
On waterfront lots, we check palms, sea grapes and seawall routes, mark fronds to trim and place exterior stations to intercept rats before they reach the house. Boat storage and dock boxes are part of the inspection. Rats breed quickly in the warm climate, so the sooner entry points are sealed, the easier the job. Garages and storage rooms get checked too. Detached cabanas and pool houses as well.
Apartments Near Busy Streets
In South Beach and North Beach apartment buildings, mice usually come in through gaps behind the stove, under the sink and around the water heater. We seal those gaps and trap inside, and coordinate with owners on alleys and trash areas when needed. Rodent activity often rises after storms and king tides, when nests near the water are disturbed. Signs include scratching overhead at night, droppings in the garage or kitchen and gnawed coconuts or fruit. Calling early keeps the job smaller. We follow up until activity stops.
What to Expect on Your First Visit
We inspect first. We check the roofline, tile ends, seawall, docks and attic on island homes, and the gaps behind the stove and sink in apartments. Traps and stations go in that day. Pool houses and cabanas on island lots are inspected as well.
