Canal homes in Keystone Point: water on three sides

Keystone Point is built on fingers of land between canals that open to Biscayne Bay, so many yards end at a seawall and a dock. That water is the reason mosquitoes and rats have an easy life here. Adult mosquitoes rest in the shade under docks, behind hedges and in the thick plantings that line these lots, and bromeliads hold small cups of rainwater where they breed.

We treat the land side only. The backpack fogger goes on shrubs, hedges and shady resting spots in the yard, never over or toward the canal, and we never use it indoors. Breeding spots that can't be dumped, like bromeliad cups, gutters and drains, get larvicide where the label allows, never in the canal, a fish pond or a fountain. If you want to see why bromeliads matter so much, read bromeliads and mosquitoes, and for the bigger picture on waterfront lots, see pests in canal homes. Monthly service details are on our mosquito control page for North Miami.

Older homes west of Biscayne Blvd: roof rats and drain roaches

West of Biscayne Blvd, many of the houses are decades old, on lots with mango, avocado and palm trees that reach the roof. Roof rats use those branches like a bridge, then slip in through gable vents, loose soffits and the gaps around AC lines. Most people hear them before they see them, scratching in the ceiling after dark. Our rodent control in North Miami starts with the roofline. We set traps and bait stations, seal the entry points ourselves (we don't repair damaged wood or tile), and tell you up front how many follow-up visits the job includes. The path rats take from the yard into the attic is laid out in roof rats: from the yard to the attic.

Older plumbing is the other weak spot. Palmetto bugs, the big American cockroaches, live in sewer lines and come up through floor drains, tub drains and dry traps in a guest bathroom nobody uses. See roaches coming up the drain for what helps. Drain treatments, as needed, are part of the quarterly plan at no extra cost.

Apartments along Biscayne Blvd: roaches that share walls

The buildings along Biscayne Blvd put a lot of kitchens back to back. German cockroaches breed indoors, travel through plumbing chases and electrical runs, and show up in a unit that was spotless last month. We work the kitchen and bathrooms, the gaps under the sink and behind the fridge, and the pipe openings that connect your unit to the next one. A follow-up visit usually comes about two weeks later. One is often enough, but a heavy infestation can need more, and we'll tell you which case you're in. More on our roach control service.

For landlords, we also do turnover treatments between tenants, so the next renter doesn't inherit the last one's roaches or bed bugs.

Near the bay, FIU and MOCA

The east side of the city runs along the bay to the FIU Biscayne Bay Campus, which sits next to the mangroves of Oleta River State Park. Downtown, around MOCA and NE 125th Street, older storefronts sit next to homes and small apartment buildings. Both areas see heavy mosquito pressure in rainy season, and the shops and restaurants downtown deal with the same delivery doors, dumpsters and floor drains as any business district. Our commercial pest control comes with a written service report after every visit.

Pests we treat

  • Roaches: German cockroaches indoors and palmetto bugs (American cockroaches) coming in from outside and from drains.
  • Rodents: roof rats and mice, with exclusion. Rodent control is a separate service, not part of the quarterly plan.
  • Ants: ghost ants, big-headed ants and fire ants, including mound treatment in the yard.
  • Bed bugs: see our bed bug treatment page.
  • Mosquitoes: monthly service is what we recommend near the water.
  • Spiders, silverfish, flies, drain flies, no-see-ums and pantry pests: handled on regular visits.
  • Wasps, yellowjackets and carpenter bees.

Plans and pricing

Most homes start on our quarterly plan: $125 per quarter, about $42 a month, for roaches, ants, spiders and the other household pests, inside and out. Between visits you're covered by our Bug Free Guarantee: "If pests come back between visits, so do we, at no extra cost." Monthly plans and custom schedules are available too, priced after the inspection. Mosquito service is quoted after we see the property. There are no long-term contracts and no cancellation fees. Full details are on plans and pricing.

How we treat a home

Step 1: We inspect before we treat

A technician walks the yard, the roofline, the garage and every room where you've seen activity, then explains what we found in English or Spanish.

Step 2: Bait and crack-and-crevice work inside

Gel bait goes where roaches travel, and crack-and-crevice treatment goes into the gaps where they hide. Every product is applied according to its label.

Step 3: A barrier outside

We treat a band around the foundation and spot-treat door gaps, weep holes and pipe openings, the places palmetto bugs and ants use to get in.

Step 4: Rodents and mosquitoes, if you need them

Exclusion and trapping for rats; for mosquitoes, a professional mosquito barrier spray treatment on the yard's resting spots and larvicide on breeding spots where the label allows. Larval traps with a growth regulator, like birth control for insects, are part of monthly mosquito plans only. Keep kids and pets off treated areas until dry, and follow your technician's instructions.

Step 5: We come back if pests do

Plan customers who see pests between visits call or text, and we return at no extra cost.

Pest control FAQs

Do you treat canal and waterfront homes?

Yes. We treat the house and the land side of the yard. Mosquito treatment goes on shrubs, hedges and shady resting spots, never over or toward the water, and breeding spots like bromeliad cups get larvicide where the label allows.

Why are roaches coming out of my bathroom drain?

In older homes, American cockroaches often live in the sewer line and come up through dry or seldom-used drains. Running water in unused drains helps, and drain treatments as needed are included in the quarterly plan.

How do you get rid of roof rats for good?

We trap, place bait stations according to the label and seal the entry points ourselves. We don't repair damaged wood or roof tile. You'll know before we start how many follow-up visits are included, and the Bug Free Guarantee covers rodent jobs too.

Do you treat bed bugs in apartments?

Yes. How many follow-up visits you need depends on the size and severity of the infestation. We'll tell you what we find after the inspection.

Is North Miami Beach the same city?

No. North Miami and North Miami Beach are separate cities, and we serve both. If you're not sure which one your address is in, just tell us the street when you call or text.
