Condo towers east of NE 14th Avenue
East of NE 14th Avenue, Hallandale is mostly multistory condos, and many of them went up in the 1970s and '80s. Older buildings have older plumbing, and decades of renovations leave gaps around pipes, cabinets and wall openings. Units are linked by plumbing chases, trash chutes, garbage rooms and laundry rooms, so when one unit has German cockroaches, the units above, below and beside it often follow.
That's why spraying one kitchen rarely fixes the problem. In a condo, we inspect under the sinks, behind the refrigerator and dishwasher, around the water heater and in the bathroom vanity. We place gel baits and insect growth regulators where German cockroaches hide, seal the plumbing gaps we can reach, and come back to follow up. If neighbors are having trouble too, the best results come when the building treats the whole stack and the trash rooms at the same time. We can work with your association on common areas as commercial service.
Older towers also get ants on high floors. Ghost ants and white-footed ants travel through wall voids and electrical runs and show up in bathrooms and kitchens. We bait them instead of spraying, because spraying splits colonies and spreads them to more rooms.
Golden Isles and the canal homes
Golden Isles was dredged out in 1957 into finger islands with seawalls and deep canals, and most of its homes face the water. Seawalls, docks, boat lifts, thick tropical landscaping and mature palms give pests lots of cover. Roof rats travel along seawalls and docks at night, climb palms and fruit trees and drop onto roofs. Spiders build on docks, boat covers and screened patios, and ants trail along the pool deck and under sliding doors.
For canal homes, we treat the perimeter of the house, the pool cage and the patio, and we inspect the roofline for rodent entry points. We look at where tree limbs and palm fronds touch the roof, at gable vents and soffits, and at the openings around AC lines and plumbing. We trap the rats inside and seal the gaps, and outside we can place tamper-resistant bait stations along the seawall side where kids and pets can't reach them. See our Hallandale Beach rodent control page for more.
Three Islands and the Intracoastal mid-rises
Three Islands has a mix of mid-rise and high-rise buildings along the Intracoastal, many with lush landscaping, pool decks and parking garages. Garages and garbage rooms attract palmetto bugs and rats, while the landscaped pool areas bring mosquitoes and ants. Units near the water also get no-see-ums on calm evenings, tiny biting midges that can come through ordinary screens. Read about no-see-ums in our pest library.
West of US-1: older homes and family streets
West of US-1 and out toward I-95, Hallandale has older single-family homes, duplexes and small apartment buildings. Many have settled slabs, worn door thresholds, older screens and attics with vents that have seen better days. Palmetto bugs come in through those gaps, especially after heavy summer storms flood the drains and mulch beds they live in. Roof rats use the big trees and fruit trees in these yards to reach the roof.
For these homes, we treat the perimeter and entry points, check the attic access and the garage, and recommend simple fixes like new door sweeps and screen repairs. Indoors, we treat the kitchen, bathrooms and laundry where roaches and ants are most active.
Restaurants, shops and the Gulfstream Park area
Hallandale Beach Blvd and Federal Highway are lined with restaurants, bakeries, markets, salons and offices, and the area around Gulfstream Park adds more dining and retail. Commercial kitchens are a magnet for German cockroaches, and dumpster pads and grease bins feed rats night after night. One problem spot can spread across a whole plaza.
We schedule commercial service around your hours, before you open or after you close. We focus on kitchens, drains, storage rooms, delivery doors and waste areas, and we tell your staff what to watch for and fix between visits. See commercial pest control for details.
Mosquito control near the water
Salt air doesn't keep mosquitoes away. Most of the ones biting you on the patio or balcony breed in small pockets of standing water close to home: planter saucers, clogged gutters, bromeliads, buckets, boat covers and the drip trays under AC units. The Asian tiger mosquito bites during the day and needs only a spoonful of water to breed.
For canal homes, townhomes and properties with a yard or courtyard, we offer monthly mosquito service with a schedule we customize. Your technician uses a backpack fogger to treat the shady places adults rest, like hedges, palm clusters, the shady side of the house and under docks and decks, and treats breeding spots with larvicide. Planning a dock party, a family celebration or a backyard wedding? We also do one-time event sprays. More on our Hallandale Beach mosquito control page.
King tides, storms and flooding
Parts of Hallandale near the Intracoastal see tidal flooding during the highest tides of the year, and heavy storms can leave streets and yards under water. Flooding pushes rats and palmetto bugs out of drains and seawall gaps and toward homes, garages and ground-floor units. Fire ants float up in clumps and can sting when you step into them. A week or so later, mosquitoes hatch from every container and low spot that held water. Our guides on rodents after a hurricane and post-flood pest control explain what to watch for.
Bed bugs in a town of travelers
Between seasonal residents, vacation rentals, hotels and visitors to Gulfstream Park and the beach, Hallandale sees plenty of travel. Bed bugs hide in luggage and travel back to your bedroom, and in condos they can spread between units. Look for tiny dark spots along mattress seams, small blood spots on sheets and itchy bites in a row. If you see them, call for an inspection before you move furniture around. We build a bed bug treatment plan with follow-up visits.
Snowbirds and closed-up units
A lot of Hallandale condo owners spend part of the year somewhere else. When a unit sits closed for months, the water in sink and shower traps evaporates, which opens a path for roaches and drain flies coming up from the building's pipes. Ants move in looking for water, and nobody is there to notice. Coming back in the fall to a kitchen full of German cockroaches or ants is a common story.
Before you leave, clear out the pantry, take the trash down, defrost and prop open the fridge if you're shutting it off, and ask a neighbor or the building to run the faucets and flush the toilets every couple of weeks. It also helps to schedule a service visit right before you leave and another soon after you get back. If the building has a seasonal pest problem, we can talk with management about timing common-area service around the seasons.
Ground-floor units, villas and garden apartments
Not all of Hallandale is high-rise. There are garden-style apartments, villas and low-rise condos all over the city, especially west of the Intracoastal. Ground-floor units take the most pressure from outside. Palmetto bugs walk in from the landscaping and drains, ants trail in under sliding doors, and rats from the dumpster area explore every gap. For these units, we treat the outside perimeter you're responsible for, the door thresholds and the patio, and we pay close attention to the gaps under doors and around AC line openings.
Pests we see most in Hallandale Beach
- German cockroaches: the top complaint in condos and apartments, spread through shared plumbing and trash areas.
- Palmetto bugs: in garages, ground floors and older homes, especially after heavy rain.
- Roof rats: along seawalls, in palms and fruit trees, and in the attics of canal homes and older houses.
- Ghost ants and white-footed ants: in kitchens, bathrooms and balcony planters, even on high floors.
- Mosquitoes and no-see-ums: in canal-front yards, courtyards and units near the water.
- Bed bugs: in a city with lots of travel, seasonal residents and rentals.
- Spiders: on balconies, docks, pool cages and around outdoor lights.
What a condo association should know
If your building has repeated pest complaints, the most effective approach is usually a scheduled program for the shared spaces: trash rooms, chute rooms, the garage, the pool area, the loading area and any common kitchens, plus treatment of affected units at the same time. Treating one unit at a time while the trash room stays infested keeps the cycle going. We'll walk the building with your manager, point out the problem areas and suggest a schedule. We can also provide a certificate of insurance for your vendor file.
Living next to the racetrack and the shopping district
The area around Gulfstream Park and the shopping and dining along Hallandale Beach Blvd and Federal Highway bring a lot of people, food and deliveries into a small space. Restaurant waste, loading docks and busy parking garages mean rodents and palmetto bugs are always nearby. Homes and condos close to those areas see more pressure from rats in particular. Keep trash in sealed cans, don't leave pet food outside, and seal gaps around garage doors and utility lines. If rats are already in the attic or garage, we trap, seal and set up exterior monitoring.
Small apartment buildings and landlords
Hallandale has a lot of small, older apartment buildings, often two or three stories with outdoor walkways. In these buildings, one tenant with German cockroaches can affect the whole building within months. For landlords, the most effective approach is treating all units on a schedule, along with the laundry room, the trash area and any storage rooms. Treating one unit at a time usually means chasing the problem from apartment to apartment. We can set up a building-wide plan, explain it to your tenants in English or Spanish, and handle turnover service when units change hands.
Simple steps for condo owners
Keep food in sealed containers and don't leave dishes in the sink overnight. Take trash to the chute every day. Break down delivery boxes right away, because German cockroaches hide in corrugated cardboard. Fix slow drips under sinks. Keep balcony planters from holding water. And if you see roaches in the hallway, garage or trash room, tell the manager right away so the building can act early.
Beach towers on South Ocean Drive
The oceanfront buildings on South Ocean Drive face salt air, wind and sand every day, which wears down door sweeps, window seals and balcony door tracks faster than inland buildings. Those small gaps are how ghost ants and spiders get in from the balcony. We check and treat balcony thresholds and sliding door tracks, and we'll tell you when a seal needs replacing. Lower floors and garages also see palmetto bugs and rats drawn by the beach-side restaurants and trash areas nearby.
Text us a photo
Seeing something you can't identify on the balcony or in the kitchen? Text a photo to 833-845-9284. A clear picture usually tells us whether we're dealing with German cockroaches, palmetto bugs, ghost ants or something else, which helps us plan the right treatment for your unit before we even arrive. It also helps if you note where and when you saw it.
