Ives Estates is an unincorporated community in northeast Miami-Dade, tucked just south of the Broward County line between Aventura, North Miami Beach and Miami Gardens. Ives Dairy Road runs along its northern edge, and the big draw in the neighborhood is Ives Estates Park on NE 16th Avenue, a large district park with ball fields, a track, tennis and padel courts, a playground and fenced dog areas for small and large dogs.

Most of Ives Estates is made up of single-family homes and townhomes on quiet residential streets, along with some apartment and condo communities. Because it isn't a city of its own, a lot of residents simply say they live "by Aventura" or "in North Miami Beach." Either way, the pest problems are the same ones every South Florida family deals with: palmetto bugs after the rain, German roaches in kitchens, ants on the counter, rats in the attic and mosquitoes in the backyard. Pro-Spray is a family-run, Licensed & Insured company. We serve Ives Estates with the same care we bring to our larger cities, and we speak English and Spanish. Call or text 833-845-9284 for a FREE inspection and $50 off your first service.

Single-family homes on established streets

Many Ives Estates homes were built decades ago and have been added onto and remodeled over the years. Concrete block walls develop small cracks around hose bibs, dryer vents and AC lines. Door frames settle and leave a gap at the bottom. Attic vents and soffits lose their screens. Kitchen and bathroom plumbing gets repaired more than once, and the holes cut for old pipes are rarely sealed. Every one of those openings is an invitation for pests.

When we do the FREE inspection, we walk the perimeter, look along the foundation and roofline and check under sinks, behind the water heater and around the garage door seal. Then we treat where pests live and the gaps they use, and we tell you which inexpensive fixes would help most. Sometimes a new door sweep from the hardware store matters as much as the treatment itself.

Townhomes and shared walls

Ives Estates has several townhome and condo communities. Shared walls and shared plumbing let German cockroaches move between units, and ants that nest in shared landscaping trail into every home in the row. We treat townhomes inside and out, paying close attention to the plumbing wall behind the kitchen and bathrooms, and we're happy to talk with your HOA if neighbors are dealing with the same thing. Treating a few units at once almost always works better than treating one in isolation.

German roaches in the kitchen

If you flip on the kitchen light late at night and see small, light-brown roaches dart under the toaster, you're looking at German cockroaches. Unlike palmetto bugs, they never live outside. They hitch a ride in a cardboard box, a bag from the store or a secondhand microwave, then set up in the warm, tight spots of a kitchen: the hinge side of cabinet doors, the motor compartment under the fridge, the gap behind the stove.

A fogger from the drugstore makes things worse by pushing them into wall voids. Our approach is quiet and precise: small placements of gel bait and an insect growth regulator in the exact cracks they use, a check of the bathroom and laundry area, and a return visit to make sure the numbers are dropping. You help by keeping crumbs and grease off the stovetop overnight and by sealing pet food.

Palmetto bugs after summer rain

The large, reddish-brown roach that flies at you in the garage is the American cockroach, or palmetto bug as almost everyone here calls it. It spends most of its life outdoors, in the sewer system, storm drains, tree hollows and leaf litter. When the afternoon storms of June through October flood those places, it heads for dry ground, and a garage door with a worn seal or an unused shower drain is an easy way in.

Our treatment targets the outdoor spots where they breed, the gaps and drains they enter through and the indoor corners where they hide. Two habits help between visits: close drain stoppers at night and run water down guest-bath and laundry drains once a week so the traps stay full.

Ants on the counter and in the yard

White-footed ants are probably the most common ant call we get from this part of Miami-Dade. They build enormous colonies in palms, hedges and mulch and trail inside along wires, pipes and window frames. Ghost ants are tiny and pale and show up at kitchen and bathroom sinks. Fire ants build mounds in sunny lawns, along sidewalks and at the edge of driveways. And in parts of Miami-Dade, the little fire ant nests in trees and potted plants and stings when you brush against the leaves.

Spraying the trail you can see rarely solves an ant problem, because the colony is somewhere else. We use baits that ants carry back to the nest, treat fire ant mounds around the home one by one and offer yard treatments for ants around the house. We don't treat lawns, shrubs or plants.

Roof rats in mature trees

Ives Estates has plenty of mature shade trees, palms and backyard fruit trees, which give roof rats both food and a route onto the roof. They travel along branches and power lines, get under loose soffit panels and into gable vents, and nest in attic insulation. Scratching sounds in the ceiling at night, droppings in the garage and gnawed fruit on the ground are the usual first signs.

Our rodent service starts with finding how they're getting in. We set traps and tamper-resistant bait stations placed where kids and pets can't reach them, seal the openings we find and come back to check. Cutting branches back from the roof and picking up fallen fruit make a big difference. Read more on our rodent control page.

Mosquito control in Ives Estates

Backyard containers, clogged gutters, bromeliads, kids' toys and the retention areas and canals in this part of the county keep mosquitoes busy from spring through fall. The Asian tiger mosquito breeds in containers as small as a bottle cap and bites during the day. The southern house mosquito breeds in dirtier water and bites at night.

Our monthly mosquito service uses a backpack fogger to treat the shaded places where adult mosquitoes rest: hedges, the undersides of leaves, under decks and patios and along fences. We put larvicide in standing water that can't be dumped and point out containers to empty. The schedule is customizable, and we offer one-time event sprays before a birthday party, a graduation or a family cookout. See mosquito control.

Ives Estates Park and the dog areas

Ives Estates Park is one of the busiest parks in this corner of Miami-Dade, and its fenced dog areas mean plenty of neighborhood dogs spend time on the same grass every day. That's great for the dogs, and it's also how cat fleas and the occasional tick get passed around and carried home. If your dog starts scratching after park visits, check the belly, armpits and base of the tail. When fleas take hold in a home, we treat inside and the shaded yard areas where fleas develop, and your pets need a vet-approved flea product at the same time.

A park built on a former landfill

Part of what makes Ives Estates Park so large is its history: the county built it on a former landfill site. Large open fields, wooded edges and drainage areas around a park this size are good habitat for fire ants, mosquitoes and rodents, and homes on the streets closest to the park sometimes see more of all three. If you live near the park, we put extra focus on the side of your property that faces it.

Spiders in garages and around windows

Garages, carports, window corners and the eaves under outdoor lights are where spiders gather. Most are harmless house spiders and orb weavers. Brown widows are common in South Florida, especially under patio furniture, in garages and around utility boxes; look for their round, spiky egg sacs. We treat the areas where spiders hide and brush down webs within reach.

Wasps under the eaves

Paper wasps build open, umbrella-shaped nests under eaves, inside rolled-up storm shutters, in mailboxes and along fence rails. They usually leave people alone unless the nest is bumped, which tends to happen when someone opens a shutter or trims the hedge. We treat and remove wasp nests around the home.

Rentals, apartments and tenant turnover

Many homes and apartments in Ives Estates are rentals. Turnover is when pests often move in: a departing tenant leaves food or furniture behind, or a new tenant brings roaches or bed bugs in boxes and secondhand furniture. We work with owners to treat between tenants, when units are empty and easy to reach, and with renters who need help now. See bed bug treatment.

Pantry pests and kitchen invaders

Not every bug in the kitchen is a roach or an ant. Small beetles in the flour, rice or spices are usually pantry pests like the red flour beetle or sawtoothed grain beetle, and tiny flies around the fruit bowl are usually fruit flies. These come in with groceries. The fix is to find and toss the infested package or overripe fruit, clean the shelves and store dry goods in sealed containers. If they keep coming back, we'll help track down the source.

After storms and flooding

When heavy summer storms hit, low parts of northeast Miami-Dade can hold water for a while. Fire ants float in clumps and regroup on higher ground, palmetto bugs come up from flooded drains, rodents look for dry shelter in garages and attics, and mosquitoes hatch about a week later from every container that filled. Our guides to floating fire ants after flooding and rainy-season mosquitoes explain what to watch for.
