What's included in the $125 quarterly plan

Every three months, a licensed technician from our family-run team treats your home inside and out:

Inside: gel baits, bait stations and crack-and-crevice treatment where roaches and ants hide: behind cabinets, under sinks, around plumbing and along baseboards.
Outside: a band around the foundation, usually 4 to 6 feet out, plus the lower foundation wall, and spot treatment at door gaps, weep holes, window frames, pipe openings and eaves.
Pests covered: roaches, ants, spiders, silverfish, pantry pests like beetles and moths, and the other common household pests. Drain flies are included too: we treat drains as needed at no extra cost.
Free callbacks: our Bug Free Guarantee covers the time between visits.

Most homes do fine on the quarterly plan. If we think your home needs more, we'll tell you why after the inspection, and you decide. For seasonal homes, we can work through a lockbox, your property manager or your cleaning service while you're away.

Services priced after your FREE inspection

Some jobs depend so much on the property that a flat price wouldn't be fair. These are quoted once we've seen the home or building:

Rodents. Rodent control is its own service, separate from the $125 quarterly plan. We find how rats or mice are getting in, set traps and bait stations, and seal the entry points ourselves. Price depends on how many openings need work. We come back for a set number of follow-up visits and tell you how many up front. More on rodent control.
Bed bugs. Price depends on how many rooms and items are involved. How many follow-up visits you need depends on the size and severity of the infestation. We'll tell you what we find after the inspection. See bed bug treatment. We can also inspect a single piece of furniture.
Mosquitoes. We recommend monthly mosquito control, especially in rainy season. Larval traps are available only on monthly mosquito plans.
Wasps and yellowjackets. Nest removal around doors, eaves, awnings and play areas. See wasp nest removal.
Businesses. Restaurants, offices, warehouses, HOAs and condo buildings get a schedule built around the site. See our commercial pest control plans.

What happens if pests come back?

We come back. Our Bug Free Guarantee says it simply: "If pests come back between visits, so do we, at no extra cost." If you see roaches, ants or other covered pests between quarterly visits, call or text us and we schedule a callback. You don't pay for it, and you don't have to wait for the next quarter.

No long-term contracts, no cancellation fees

You sign a simple service agreement so we both know the schedule. That's it. There's no long-term contract, and if you want to stop, there's no cancellation fee. We'd rather keep customers because the service works.

What does the quarterly plan cost?

$125 per quarterly service, about $42 a month. That covers the inside-and-outside treatment, drain treatments for drain flies as needed, and free callbacks between visits.

What does the $50 off apply to?

New customers get $50 OFF the first pest service plus a FREE inspection and estimate. It's a standalone offer, so you don't have to sign up for a plan to use it. There's no code and no expiration date.

Is a monthly plan worth it?

For most homes, no: quarterly service plus free callbacks is enough. Monthly service makes sense for heavy German roach activity, rentals that turn over often, restaurants and some properties next to water or woods. Mosquito control is the exception, because outdoor treatments wear off faster in our sun and rain, so we recommend it monthly.

How are mosquito, rodent and bed bug treatments priced?

Each is its own service, separate from the $125 quarterly plan, and priced after your FREE inspection, because every property is different. We'll explain what's needed and give you the price before any work starts.
