In condo towers, German roaches and ants travel through plumbing stacks, chutes and shared walls, and they can arrive in deliveries. Bayside homes with lush landscaping and seawalls see palmetto bugs, ants, spiders and roof rats. Pro-Spray is a family-run, Licensed & Insured South Florida business. We work discreetly, follow building rules and treat with care for families and pets. Call or text 833-845-9284 for a FREE inspection and $50 off your first service.

Why roaches show up on a high floor

People are often surprised to find roaches in a well-kept unit twenty floors up. The answer is the building itself. Plumbing stacks, electrical chases, trash chutes and HVAC shafts run vertically through every floor, connecting kitchens and bathrooms from the garage to the penthouse. German cockroaches use those pathways to move from unit to unit, and they also arrive in grocery bags, wine cases, moving boxes and the many deliveries that come through a luxury building every day.

When we treat a tower unit, we work the places roaches live and travel: behind and under appliances, in cabinet hinges, under sinks, around the dishwasher and along bathroom plumbing penetrations. We use gel baits and growth regulators, not broad sprays, and we follow up. If we see signs that the problem is coming from the building, we'll tell you, so you can raise it with management. Sealing the gaps around pipes under the kitchen and bathroom sinks, and behind the washer and dryer, also slows down roaches coming from neighboring units, and it's a small job that pays off for years.

Working with front desks and management

Oceanfront towers have rules about vendors, and we follow them. Before your appointment, check with the front desk or management office about vendor registration, insurance certificates, service elevator times and parking for service vehicles. We're glad to send a certificate of insurance ahead of time. On the day of service, we check in, use the service entrance and keep the visit quiet and tidy.

Seasonal residents and empty units

Many Bal Harbour owners live here part of the year. A unit that's empty for months has dry drains, unused kitchens and nobody to notice the first roach or ant trail. Dry drain traps can let roaches and drain flies come up through the plumbing. Before you leave for the season, run water in every drain, empty the refrigerator and pantry of anything open and take the trash out. Schedule a service visit before you go, and call us when you're back if anything looks different.

Bayside homes and seawalls

The single-family homes on the bay side of the village have a completely different set of pests. Lush landscaping, mature palms and seawalls shelter palmetto bugs, ants and spiders. Rats travel along seawalls at night and climb palms to reach rooflines. Pool decks, summer kitchens and boat docks add more places for pests to hide.

We inspect the whole property, with special attention to the seawall side, the pool equipment, the garage and the landscaping beds near the foundation. We treat the exterior where pests live, the entry points they use and the interior spots where they show up.

Roof rats in the palms

Coconut palms, royal palms and fruit trees are beautiful, and they're a roof rat's favorite route to the roof. Rats nest in untrimmed palm skirts and travel along fronds to the soffits, roof vents and AC line openings. In the towers, rodents are less common on upper floors, but they do show up in garages, loading docks and trash rooms. Our rodent service finds the entry points, uses traps and tamper-resistant bait stations placed out of reach of children and pets, seals openings and follows up. See rodent control.

Ants indoors and out

White-footed ants are common in both the towers and the bayside homes. They nest in planters, palms and landscaping, and trail inside along wires, window frames and balcony doors, even on upper floors, where they nest in balcony planters. Ghost ants show up at kitchen and bathroom sinks. Spraying the trail rarely helps. We use baits that ants carry back to the colony and treat the areas where they're nesting.

Balconies and terrace planters

Large terraces with potted palms, herbs and flowers are part of the oceanfront lifestyle. Planter saucers hold water that breeds mosquitoes, potting soil hosts ant colonies, and outdoor furniture cushions hide spiders. Tip saucers after rain, check planters for ant activity and store cushions off the floor. If ants are trailing in from the balcony, the planter is usually where they live.

Mosquito control in Bal Harbour

Bayside yards, courtyards, planters and boat covers can hold water after storms, and the Asian tiger mosquito breeds in containers as small as a bottle cap. Our monthly service uses a backpack fogger on the shaded areas where mosquitoes rest, like hedges, under the dock box and along the seawall landscaping, and we put larvicide in water that can't be dumped. The schedule is customizable, and we offer one-time event sprays before a garden party or a dinner by the pool. See mosquito control.

No-see-ums at the inlet

With Haulover Inlet and the bay so close, no-see-ums are a common evening complaint on bayside patios and low balconies. These tiny biting midges breed in the wet sand and mud along the shoreline and slip through ordinary screens. Treating shaded resting spots near the home helps, and a patio fan works surprisingly well because they're weak fliers.

Bed bugs and travel

Bal Harbour residents and guests travel a lot, and bed bugs travel with luggage. Look for small rust-colored spots on mattress seams and bites in lines or clusters that appear overnight. Don't move furniture between rooms before calling, because that can spread them. We inspect carefully and discreetly. See our bed bug treatment page.

Storage units and garages

Tower storage cages and building garages collect boxes, luggage and seasonal items. Cardboard is a favorite hiding place for German roaches and a nesting material for mice. Use plastic bins with tight lids, keep items off the floor and don't bring boxes up to the unit without checking them. We can treat your storage area as part of your service if the building allows it.

Pool decks, cabanas and common areas

Oceanfront towers share pool decks, cabanas, fitness rooms, lobbies and trash rooms, and pests in those spaces eventually find their way to the units. Pool deck planters host ant colonies, cabana bars and grills attract roaches, and trash rooms on every floor are a constant source of German roaches if they aren't cleaned and treated. If your association or management company wants to talk about common-area service, we're happy to walk the property and put together a plan through our commercial pest control service.

A note for household staff

Many homes and units in Bal Harbour have housekeepers, house managers or caretakers who see the home every day. They're often the first to notice droppings in a pantry, a roach under the sink or ants on a windowsill. Let them know what to look for and to text a photo to 833-845-9284 when something turns up. Catching a problem in the first week makes it much easier to solve.

Dogs and cats in the towers

Plenty of Bal Harbour residents share their homes with dogs and cats. Pet food left in bowls overnight attracts ants and roaches, and dogs that walk along the bayside paths and the beach access can bring fleas home. Store pet food in sealed containers and pick up bowls at night. If fleas show up, we treat inside the home, and pets need a vet-approved flea product at the same time. Tell us about your pets before every visit, and we'll tell you how long to keep them out of treated areas.

Shops, restaurants and deliveries

Bal Harbour Shops and the restaurants nearby bring a lot of food service, deliveries and trash pickup into a small area. Loading docks and dumpsters attract roaches and rodents, and building staff work hard to keep them in check. For residents, the bigger risk is what comes up with the deliveries. Unpack grocery and wine boxes at the door, break down cardboard right away and send it down to recycling instead of storing it in a closet.

After hurricanes and storms

Storms can damage seals, screens and landscaping, flood garages and push rodents and palmetto bugs indoors. Mosquitoes hatch about a week after heavy rain. Our guides to rodents after a hurricane and post-flood pest control explain what to watch for.

What we see most in Bal Harbour

In the towers, German roaches and ants that travel through plumbing and arrive with deliveries, plus drain flies in units left empty. On the bay side, palmetto bugs, white-footed ants, roof rats in palms, spiders, mosquitoes and no-see-ums.
