The Broad Causeway connects it west to North Miami, and the Kane Concourse crosses Indian Creek east to Bal Harbour and the beach. The two islands have very different personalities. The East Island holds the business district along Kane Concourse, most of the town's apartment and condo buildings, and Ruth K. Broad Bay Harbor K-8 Center. The West Island is almost entirely single-family homes, many of them on the water.
That split matters for pest control. Apartment buildings and restaurants on the East Island bring shared-wall roach problems and commercial pressure, while waterfront homes on the West Island deal with rats in palms, no-see-ums off the bay and mosquitoes in tropical landscaping. Pro-Spray Pest Control is family-run, licensed and insured, and we work on both islands. Call or Text 833-845-9284 to book a FREE inspection and get $50 off your first service.
The East Island: apartments, condos and shared walls
Many East Island buildings are low- and mid-rise apartments and condominiums, some dating back to the mid-twentieth century. In any building where units share plumbing walls, trash chutes, laundry rooms and electrical chases, pests move freely from one unit to the next. The German cockroach is the main offender. It's small, tan, lives entirely indoors and multiplies quickly in warm kitchens and bathrooms.
Treating one unit by itself usually just pushes roaches next door, and they come back. We place gel bait and insect growth regulator in the exact spots they hide, like cabinet hinges, behind refrigerators and stoves, under sinks and around dishwashers, and we return to confirm the numbers are dropping. For associations and building managers, scheduled treatment of common areas, trash rooms and multiple units together is the most reliable way to stay ahead.
Kane Concourse restaurants and shops
The business district along Kane Concourse has restaurants, cafés, salons, offices and shops close together, many with apartments just behind them. Food service brings roaches, flies and rodents, and those pests don't respect property lines. A dumpster that isn't emptied often enough, a back door left propped open or a grease trap that isn't maintained can affect the whole block.
Our commercial pest control focuses on kitchens, storage rooms, dumpster areas, drains and entry doors, on a schedule set around your business hours. We document what we find and what we treat so you're ready for any inspection.
The West Island: waterfront homes and tall palms
The West Island is a quieter residential neighborhood of single-family homes, many on canals or the bay with docks and seawalls. Mature royal palms, coconut palms and thick hedges give the streets their look, and those same trees are prime habitat for the roof rat. Roof rats nest in palm skirts and dense vines, run along branches and power lines, and enter homes through soffit gaps, attic vents, and openings around AC lines and plumbing.
Our rodent control starts at the roofline. We find the entry points, set traps and tamper-resistant bait stations out of reach of children and pets, seal the openings and follow up until the activity stops. Trimming palm skirts and keeping branches several feet from the roof cuts off their routes.
Indian Creek, the bay and biting gnats
Both islands are surrounded by water: Indian Creek on the east and Biscayne Bay everywhere else. Along seawalls and mangrove edges, wet sand and mud breed no-see-ums, the tiny biting gnats that swarm at sunrise and sunset and slip right through standard screen mesh. They're worst on calm, humid evenings.
We treat the shaded vegetation and resting spots along the water side of the property. Fans on balconies and patios help a lot, since no-see-ums can barely fly against a breeze, and finer screen mesh helps on porches you use at dusk.
Mosquitoes in tropical landscaping
Even with salt water all around, most mosquitoes on the islands breed in fresh water close to home. Bromeliads, planters, saucers, fountains, boat covers, clogged gutters and balcony drains all hold water. The Asian tiger mosquito, black with white stripes, breeds in tiny containers and bites in broad daylight.
Our mosquito control is a monthly service on a schedule you can customize. The technician treats the shady plants and hedges where mosquitoes rest with a backpack fogger, applies larvicide where standing water can't be dumped, and points out the containers that are breeding them. For a party or gathering by the water, we offer an event spray. Condominium and homeowner associations can also look at our HOA mosquito control program for shared grounds.
Ants on balconies, pool decks and kitchens
Ants are one of the most common calls on both islands. The ghost ant is tiny with a pale body, nests in potted plants, wall voids and window frames, and is common in condos and apartments, even on upper floors. The white-footed ant nests in palms and landscaping and sends long trails into homes. Around pool decks, the Caribbean crazy ant can build up large numbers fast.
Sprays tend to break colonies into smaller ones, so we rely on baits that workers carry back to the nest. Outdoors, we treat ant nests in the yard around the home and any fire ant mounds. We don't treat lawns, plants or shrubs.
Palmetto bugs from drains and seawalls
The American cockroach, the big palmetto bug, lives in storm drains, sewer lines, palm trees and the gaps in seawalls. On the islands, it comes up through floor drains, laundry drains and garage drains, especially after heavy rain or a high tide pushes water into the drainage system. In condos, it often travels through utility shafts and trash rooms.
Keep drain covers in place, run water in drains you don't use often, and make sure doors to garages and service areas close tightly. We treat the exterior, entry points and drains, and inside where they show up.
Docks, boats and storage
Boats tied up behind West Island homes and in the area's waterways carry their own pest issues. Boat covers that sag hold rainwater for mosquitoes. Stored cushions, life jackets and fishing tackle shelter spiders and roaches. Rats will investigate boats tied close to seawalls and palms. Keep covers tight, store gear dry and off the ground, and check bags and coolers before carrying them back into the house.
Spiders and wasps around the water
Lights on docks, balconies and patios attract insects at night, and spiders set up nearby to catch them. Most are harmless orb weavers and house spiders, but the brown widow is common under patio chairs, in meter boxes and behind pool equipment. The spiny orb weaver, small with a hard, spiky shell, builds webs in hedges and along walkways. Paper wasps build nests under eaves and balcony ceilings. We treat spider hiding spots and remove wasp nests around the home.
Bed bugs in buildings with turnover
Buildings with seasonal residents, rentals and frequent move-ins have more chances for bed bugs to arrive in luggage, furniture and boxes. Signs include small dark spots on mattress seams, rusty spots on sheets, and bites in rows. Our bed bug treatment is a targeted inspection and treatment of beds, furniture and cracks, with follow-up visits. In apartment buildings, checking neighboring units at the same time helps stop the spread.
Flies around trash rooms and dumpsters
Trash rooms in apartment buildings and dumpsters behind Kane Concourse businesses are magnets for house flies, and slow drains in older kitchens and bathrooms breed drain flies. Keep lids closed, rinse containers regularly and scrub slow drains with a brush. We treat trash areas, drains and building entrances.
Fleas from parks and pets
Residents walk dogs along the island streets and the waterfront, and wildlife such as raccoons travels along hedges and seawalls. Both can bring cat fleas into homes and yards. We treat the home and the outdoor resting areas, and each pet needs a vet-recommended flea product the same week.
Older buildings and new construction side by side
The East Island has a mix of mid-century apartment buildings and newer, larger condominiums. Older buildings have decades of plumbing repairs, patched walls and aging window frames, which leave gaps that roaches and ants pass through. Newer buildings are tighter, but construction itself stirs up pests, and the rats and roaches displaced from a demolished building often move to the ones next door. If a project starts on your block, it's worth checking door sweeps, weep holes and utility openings on your own building.
Families, school days and kitchens
Families with children at the K-8 on the East Island deal with the everyday food habits that attract ants and roaches: lunchbox crumbs, snack wrappers in backpacks, juice spills and pet bowls. Empty lunchboxes and backpacks every afternoon, wipe counters at night and keep pet food in sealed containers. Simple routines like these make every treatment work better.
Storm season on a bay island
Bay Harbor Islands sits low and on the water, so tropical storms and king tides can push water into streets and yards. After high water, fire ants raft and settle on dry ground, rats move into garages and attics, palmetto bugs come up through drains, and mosquitoes hatch in standing water within days. See our guides to post-flood pest control, floating fire ants and rodents after a hurricane.
Seasonal residents and closed units
Some owners spend part of the year elsewhere, and a closed apartment or house can develop pest problems no one sees until they return. Dry drains let roaches climb up, and quiet rooms let spiders and ants settle. Before leaving, clear out open food, set drain covers, and schedule a service before you go if one is due. When you come back, let us know if anything looks different.
How we work with condo boards and managers
On the East Island, many residents rely on a condo board or property manager to handle pest control in common areas. We can set up regular service for lobbies, trash rooms, laundry rooms, hallways, garages and exterior grounds, and treat individual units when owners request it. Coordinating treatment across a building keeps pests from moving unit to unit, and we keep notes on each visit for the board.
The pests we see most in Bay Harbor Islands
German roaches in apartments and condos, palmetto bugs from drains and seawalls, roof rats in West Island palms, ghost ants and white-footed ants, no-see-ums along Indian Creek and the bay, mosquitoes in container water, spiders and wasps near the water, and flies around trash rooms.
