Ask anyone here what they see from the back porch, and the answer is usually water. Much of the city was built around man-made lakes and canals, from the older streets near University Drive out to Chapel Trail and Silver Lakes. That water is a big reason people move to Pembroke Pines, and it's also why mosquitoes, ants, spiders and palmetto bugs never really take a season off. We're based in Hollywood, a short drive east on Pines Blvd.

East Pembroke Pines: older neighborhoods and fruit trees

From University Drive toward the Hollywood line, you'll find many of the city's older subdivisions, with homes from the 1960s through the 1980s, big shade trees and backyard mango, avocado and citrus. These streets see more roof rats and more American cockroaches than the newer communities out west.

Fallen fruit feeds rats all summer, and limbs over the roof give them a bridge to the attic. Older homes also have more openings: gable vents with torn screens, loose soffit panels, gaps where the AC line enters the wall and garage doors that don't seal at the bottom anymore. Read about roof rats in our pest library.

Palmetto bugs live in the mulch, sewer lines and leaf litter under those trees, and they head indoors after heavy afternoon storms, usually through the garage, under doors or up through drains. If you keep finding them in the garage, a worn door seal is the usual reason.

Pembroke Lakes and the central neighborhoods: townhomes and shared walls

Around Pembroke Lakes and along Pines Blvd and Flamingo Road, there are many townhome communities, villas and garden-style condos close to shopping and restaurants. Shared walls, shared attics and shared trash areas let ants and German cockroaches move easily from one unit to the next.

If you own or rent a townhome or villa, we treat your unit and the outside perimeter you're responsible for, and we point out the plumbing gaps where roaches travel from next door. When several owners in a row are having trouble, we're glad to talk with the association about the common areas. For details on roach control in Pembroke Pines, see our Pembroke Pines roach page.

Silver Lakes, Chapel Trail and the western communities

West of I-75, Pembroke Pines opens into larger planned communities like Silver Lakes and Chapel Trail, plus the neighborhoods along Sheridan Street and Pines Blvd toward US-27. Many homes back onto lakes or canals, have pool cages and sit near open land at the city's western edge.

Mosquitoes are the main complaint out here, worst from late spring into fall. Fire ants show up in sunny yards, along sidewalks and at the edges of pavers after summer rain. We treat fire ant mounds and offer yard treatment for fleas and ants around the home. We don't do lawn or plant care. Homes near the western edge also get more wildlife passing through, which can bring fleas and ticks into the yard.

Mosquitoes: lakefront backyards and HOA common areas

Most people blame the lake. It plays a part, but plenty of the mosquitoes biting you on the patio grew up in a few ounces of water in your own yard: a gutter that holds water, a plant saucer, kids' toys, a tarp over the boat or the cups of bromeliads on the lanai. The Asian tiger mosquito, a black-and-white daytime biter, breeds in exactly those containers.

Our mosquito control in Pembroke Pines is monthly and customizable. We can't treat the lake, canal or retention pond, but we can make a real difference in the part of the yard where you spend time. One-time event sprays are available for parties, graduations and backyard weddings. See our Pembroke Pines mosquito control page.

HOA boards often hear about mosquitoes before anyone else. We work with associations on monthly mosquito service for clubhouses, pool areas, playgrounds, walking paths and common areas, and we can provide a certificate of insurance when your board or management company asks. Fleas after C.B. Smith Park and the canal bank

Between C.B. Smith Park, the city's sports parks and the paths around the lakes, Pembroke Pines families spend a lot of time outdoors. Dogs come home with fleas, and soon the carpet and the dog bed have them too. We treat indoors and in the yard around the home, using a growth regulator to stop eggs and larvae. Vacuum before your visit and keep vacuuming after, and treat your pets with a vet-recommended flea product at the same time.

Rats, bed bugs and spiders: the short version

Rats in the attic. It usually starts with scratching over the bedroom at night or droppings on the water heater in the garage. Roof rats climb fence tops, palm trunks and cable lines to the roof, then slip in through small gaps. Full details are on our Pembroke Pines rodent control page.

Bed bugs. They travel in luggage, used furniture and moving boxes, and they aren't a sign of a dirty home. Don't start sleeping on the couch, which can spread them to other rooms. We inspect the bed, frame, headboard and nearby furniture, then build a treatment plan with follow-up visits. See bed bug treatment in Pembroke Pines and the bed bug guide.

Spiders on pool cages. Lanai lights draw moths and gnats, and spiders set up in the screen corners and around fixtures to catch them. On a general pest visit we remove webs and spot-treat pool cage corners and the eave line. Switching lanai bulbs to yellow bug lights helps cut down the insects spiders eat.

Ants that keep coming back

Ant calls spike after new sod, new pavers or a big storm. Ghost ants and big-headed ants nest outside under pavers, in mulch and along the slab, then trail inside along baseboards, counters and bathroom windows. Spraying the trail you can see only kills the workers in front of you. We use baits the workers carry back to the colony and treat the nesting areas outside. See ant control in Pembroke Pines and red imported fire ants.

Pest control for 55+ communities and condos

Pembroke Pines has a number of 55+ communities and condo complexes, with garden-style buildings, shared laundry rooms and lots of landscaped common space. Residents tell us they want two things: no roaches in the kitchen, and a technician who explains things clearly and doesn't rush. We place baits out of sight, keep visits tidy and talk with the association when a problem clearly starts in a shared space.

Pest control for businesses along Pines Blvd and Flamingo Road

Pines Blvd is one long run of plazas, restaurants, medical offices, daycares and gyms, and the same goes for the corners along Flamingo Road, Palm Avenue and Sheridan Street. Kitchens and break rooms draw German cockroaches, and the dumpster corral behind a plaza can feed rats for the whole row. We schedule around your hours and focus on kitchens, storage, drains, dumpster pads and delivery doors. See commercial pest control.

After hurricanes and heavy storms

Summer storms can leave yards and swales under water for days. Fire ant colonies float up in clumps, rats and palmetto bugs move to higher ground, and mosquito numbers jump about a week later. Our guides on floating fire ants after flooding and post-flood pest control explain what to do.

Quarterly pest control vs. monthly service in Pembroke Pines

The answer depends on what you're protecting: one unit, one house or a whole community.

For your home or townhome, we recommend our quarterly pest control plan. It's $125 per quarter, which works out to about $42 a month. Pests don't keep a calendar, so the time between visits is covered by our Bug Free Guarantee: "If pests come back between visits, so do we, at no extra cost." As a plan customer, if ants march across the counter a month after a visit, you call or text and we come back for a free re-service. Prefer more frequent visits? We also offer monthly plans and custom recurring schedules, quoted after the inspection.

For mosquitoes, monthly is the better fit, especially in rainy season. Outdoor treatments break down faster with South Florida sun and rain, which is why regular service matters, and lakefront yards keep producing new adults all summer. We customize the mosquito schedule to your yard. Mosquito pricing depends on the property, so we quote it after the free inspection.

For an HOA, common areas usually run on their own monthly mosquito schedule, separate from what each owner does inside their unit.

How we treat Pembroke Pines homes, townhomes and condos

Here's what a visit looks like, from the first walk-through to the follow-up.

We start with a free inspection

We check the outside of the home, the garage, kitchen and bathrooms, the attic access if there are rodent signs, and the pool cage and lanai. In a townhome, we look closely at shared walls and plumbing. Then we explain what we found and what we recommend, in English or Spanish.

Indoors: cockroach bait, placed where roaches live

For German roaches we use cockroach bait and crack-and-crevice treatment in cabinet hinges, behind the refrigerator, under sinks and in plumbing gaps, not a spray across the floor. Every product goes down according to its label. Please put away store-bought sprays during treatment, because they can repel roaches away from the bait.

Outdoors: the foundation and the entry points

Our perimeter treatment covers a band of ground around your foundation, typically 4 to 6 feet wide, and the lower part of the foundation wall. Door gaps, weep holes, window frames, pipe openings and eaves get spot treatment only, right at the entry points.

Rats and mice

First we find how they're getting in. Then we set traps and tamper-resistant bait stations and use exclusion work to seal the entry points rodents are using, to help keep them from getting back in. Inside the home, we use traps and, only where the label allows, rodent bait placed out of reach of kids and pets. Bait stations stay outside or in secured areas where kids and pets can't reach them.

Mosquito treatment with a backpack fogger

Adult mosquitoes spend the day in shade: under the lanai edge, along fences, on the shady side of the house and in thick vegetation near the water. We treat those resting spots directly with a backpack fogger and stay away from flowering plants. It's mosquito control, not plant care. We'll point out standing water you can tip out. Where water around your home can't be dumped, like gutters, drains and containers, we apply larvicide to those breeding spots, and every monthly mosquito plan adds mosquito larval traps with a growth regulator that acts like birth control for insects.

Between visits

Plan customers who see activity between quarterly visits can call or text for a free callback. After any treatment, keep kids and pets off treated areas until dry, and follow your technician's instructions.

Pembroke Pines pest control FAQs

How much does an exterminator cost in Pembroke Pines?

We quote after a FREE inspection, since a two-bedroom villa and a lakefront home with a pool cage need different work. New customers get $50 off the first service, no code needed. For ongoing protection, our quarterly plan is $125 per quarter, about $42 a month. Mosquito service is quoted separately after we see the yard.

What's a fair monthly cost for pest control?

It depends on what's included, so compare coverage, not just price. Our quarterly plan works out to about $42 a month, and it includes free re-service between visits if pests come back. Ask any company what happens when roaches show up two weeks after a treatment, and whether there's a long-term contract or a cancellation fee.

Is quarterly pest control worth it, or do I need monthly?

For roaches, ants and spiders, quarterly service is worth it for most homes, because plan customers get free callbacks between visits. Mosquitoes are the exception: we recommend monthly mosquito service, especially in rainy season, since outdoor treatments break down faster with South Florida sun and rain.

What's the worst pest to have in a Pembroke Pines home?

German roaches and bed bugs are the hardest, because they hide in cracks and move between shared-wall townhomes and condos. Roof rats are a close third in the older eastern neighborhoods, nesting in attics and coming in along palms, trees and utility lines. All three need a plan, not a can of spray.

I live in a townhome. Can you treat just my unit?

Yes. We treat your unit and the outside perimeter you're responsible for, and we show you the plumbing gaps that connect you to the neighbors. If several owners in your row are having the same trouble, we can talk with your association about treating the common areas too.

Do you work with HOAs in Silver Lakes, Chapel Trail and other communities?

Yes. We offer monthly mosquito service for HOA common areas, including pools, playgrounds, walking paths and clubhouses. We can provide a certificate of insurance when your board or management company asks for one, and we'll set the schedule around community events and the rainy season.
