Where we serve in Boynton Beach
In Boynton Beach, we take on homes, villas, condos and rentals: Chapel Hill and the streets around Seacrest Blvd, Golfview Harbour, Leisureville, the neighborhoods along Woolbright Road, and the communities off Congress Avenue and Lawrence Road. We also serve the gated communities west of the city that carry Boynton Beach addresses but sit in unincorporated Palm Beach County.
Boynton is a long drive from our Hollywood office, so we plan visits here ahead instead of promising a time of arrival. Once you're on a schedule, your visits stay on the calendar, and you can always text us to move a date.
Pest control in Boynton Beach neighborhoods
Boynton Beach runs from the beach-side blocks near the Intracoastal, across I-95, to the gated golf communities farther west. The homes change a lot along the way, and so do the pests. These are the three groups we see most.
Gated golf and 55+ communities
Boynton Beach has 55+ communities such as Leisureville, and gated golf communities with lakes winding between the fairways. Several gated communities west of the city use Boynton Beach addresses while sitting in unincorporated Palm Beach County, and we serve those too.
Attached villas share walls and plumbing, which is how German roaches and ants spread from one unit to the next. Lake banks and the dense planting along golf-course edges give roof rats cover and keep mosquitoes and no-see-ums close at dusk. We work on your lot and your home. We never treat the lakes or golf-course water.
When you book, tell us how the gate works and any HOA rules about service visits, and we'll plan around them. Associations can add clubhouses, pool rooms and other common areas on their own schedule, building-wide or unit by unit, and we can provide an insurance certificate.
Older neighborhoods: Chapel Hill and Golfview Harbour
Chapel Hill is one of the older parts of town, with a mix of house styles and mature trees. The Seacrest Scrub preserve sits right inside it. Golfview Harbour is laid out along canals, with docks behind many of the houses.
Older homes here often have gaps where the slab meets the wall, tired door sweeps, open gable vents and AC line holes that were never sealed. Roof rats use mature trees and palms to reach the roof and slip in through those openings, so we pair trapping with exclusion work. After a heavy rain, palmetto bugs leave the mulch beds and cover right next to the house and look for a way under the door. The preserve next door means wildlife and insects close by, so a tight outer shell on the house matters more than usual. We check the whole outside of the house on the first visit.
Family subdivisions, townhomes and rentals off Woolbright and Congress
The family neighborhoods off Woolbright Road, Congress Avenue and Lawrence Road have pavers, lanais and fenced yards. Ants tunnel under the pavers and trail indoors along the baseboards. Spiders gather where lanai lights draw insects at night. Pets bring fleas in from the yard. We take care of fleas and ants outside with a yard treatment around the home. That's the only yard work we do; we don't offer lawn, shrub or plant care.
For landlords, we offer turnover treatments between tenants, so roaches or bed bugs left by one renter don't greet the next. The empty unit is the easiest time to reach every cabinet, closet and appliance gap, so a turnover visit often does more than a routine one.
Pests we treat in Boynton Beach

- Bed bugs: see bed bug treatment.

Mosquito control for lake-view and golf-course yards
If your back patio looks out at a lake or a fairway, you know the evening bite. Mosquitoes rest during the day in cool shade near the ground, and that's where our professional mosquito barrier spray treatment goes. With a backpack fogger, we treat the shade along lanais and pool enclosures, under decks, along fences, behind the AC unit and in thick plantings. We never aim toward pool water, and we skip flowering plants.
We also hunt for breeding spots around the home. If it can be tipped out, we'll point it out to you. If it can't, like containers, gutters and drains, we apply larvicide there. On monthly mosquito plans, we add mosquito larval traps with a growth regulator, like birth control for insects. Lakes, canals and golf-course ponds are off-limits; we never treat them.
We recommend mosquito service monthly, especially in rainy season, on a schedule we fit to your yard.
How often should pest control be done in Florida?
For most homes, every three months is enough, as long as someone comes back if pests show up in between. That's how our plan works. We do offer monthly service and any custom recurring schedule, but most Boynton Beach villas and houses start quarterly.
The general pest plan is $125 per quarter, roughly $42 a month, covering the inside and outside of the home for roaches, ants, spiders, silverfish and other household pests. Plan customers have our promise: "If pests come back between visits, so do we, at no extra cost." Spot ants six weeks after a visit? Call or text, and we'll be back to re-treat at no charge.
Some properties do better with more visits: a rental that turns over often, a home with steady rodent pressure, or an association's common areas. Those get a monthly or custom plan, quoted after the FREE inspection. Villa owners usually only need their own unit on the quarterly plan. Seasonal owners keep their schedule while they're up north. We get in by lockbox, through your property manager, or sometimes with your cleaning service.
Mosquitoes are the exception, and we recommend them monthly. Outdoor treatments break down faster with South Florida sun and rain, which is why regular service matters.

How we treat Boynton Beach homes, villas and condos
We use integrated pest management (IPM). That means we find the problem before we treat it, we choose targeted treatments over blanket spraying, and we use EPA-registered products applied by licensed technicians, every product applied according to its label.
1. Look first
The FREE inspection covers the outside of the home, the garage, attic access, kitchen and baths. In a villa or condo, we pay extra attention to plumbing and the walls you share. You'll hear what we found and what we suggest, in Spanish or English.
2. Bait for indoor roaches
We place roach gel bait in the hinges of cabinets, behind appliances, under sinks and in the plumbing gaps where German roaches live, and use crack-and-crevice treatment in the same spots. Bait works best when you skip store-bought sprays, because they can repel roaches away from the bait.
3. Hold the line outside
We treat a band around your foundation and the lower foundation wall, and spot-treat entry points like door gaps, window frames, weep holes and plumbing openings.
4. Shut out rodents
We inspect for entry points, set traps and tamper-resistant bait stations, and seal the gaps rodents are using with exclusion work, to help keep them from getting back in. Inside the home we use snap traps only, never loose bait. Tamper-resistant bait stations go outside, or in building service areas like trash rooms and garages.
5. Common areas in shared buildings
For condo and villa associations, common areas get bait, crack-and-crevice treatment, an insect growth regulator and label-appropriate residuals, never a fog in occupied areas.
6. Come back when needed
Mosquito work follows the steps in the mosquito section. If you're on a plan and pests return between visits, call or text and we'll come back for a free re-service. Keep kids and pets off treated areas until dry, and follow your technician's instructions.
After a summer downpour
Boynton Beach gets the same afternoon storms as the rest of the coast, and the pest calls follow a pattern. In the first day or two after heavy rain, palmetto bugs and ants move indoors as their nests flood. Fire ants can raft up in clumps and resettle along the slab or in a planter. A week or so later, a new wave of adult mosquitoes comes out of every bucket, clogged gutter and low spot that held water.
You can get ahead of it. After a big rain, walk the yard and tip out anything holding water, check that downspouts run clear, and look at door sweeps for gaps. If roaches or ants show up inside and you're on a plan, text us. That's exactly what the between-visit callback is for. See floating fire ants after flooding for what to do if you see ant rafts.
Lanais, screen rooms and pool enclosures
Almost every Boynton Beach home has some kind of screened outdoor room, and these spaces collect pests in their own way. Spiders build webs in the upper corners where the light draws moths. Ghost ants trail along the bottom track of sliding doors. Palmetto bugs hide under outdoor rugs and furniture cushions. No-see-ums push through standard screen on still evenings.
Small fixes help: swap white porch bulbs for yellow ones, shake out cushions and rugs, keep the bottom door tracks clean, and repair torn screen panels. A finer no-see-um mesh makes the biggest difference on a lanai that faces a lake or a canal. On regular visits, we treat the edges and entry points of these rooms, not the furniture you sit on.
Getting a villa or rental ready for the off-season
Boynton has a lot of part-time residents, and an empty home gives pests time to settle in. Dry drains let roaches climb up from the pipes. Food left in a pantry draws ants. A rat in an empty attic can go unnoticed for months.
Before you leave, run water in every drain and toilet, empty the refrigerator or leave it running with nothing that can spoil, and store dry food in sealed bins or take it with you. Take the trash out, pull outdoor cushions inside, and close storm shutters the way the manufacturer intended. Then send us your dates and tell us who has access, so service continues while you're gone.

Boynton Beach pest control FAQs
How much does a local exterminator cost in Boynton Beach?
We quote after a FREE inspection, since a two-bedroom villa and a large golf-course home need different work. New customers save $50 on the first service, with no code and no expiration. After that, our quarterly plan is $125 per quarter, with free re-service between visits for plan customers.
How often should pest control be done in Florida?
Quarterly works for most homes, as long as the company comes back free if pests return in between, which ours does for plan customers. Mosquitoes are different: we recommend monthly service, especially in rainy season. Monthly and custom schedules are available for general pest control too.
What's the hardest pest to control in a Boynton home?
German roaches and bed bugs in attached villas and condos, because they hide in cracks and travel through shared walls. In older neighborhoods with big trees, roof rats are the tough one. Sealing their entry points is what keeps them out, not trapping alone.
Do you serve Leisureville and the gated communities west of the city?
Yes. We serve Leisureville and other 55+ communities in Boynton Beach, plus the unincorporated gated communities west of the city that use Boynton Beach addresses. In attached villas we pay close attention to shared walls and plumbing, and we can work unit by unit or with the association.
Can you service homes in gated golf communities?
Yes. Let us know about gate access and HOA rules when you book. Associations can add common areas like clubhouses and pool rooms, and we can provide an insurance certificate for the board's records.
Do you speak Spanish?
Sí, hablamos español. Our team can explain the inspection, the treatment plan and the service agreement in Spanish or English, and this page is also available in Spanish.
