Lauderdale Lakes is a compact city in central Broward with a lot of condo and apartment communities, many of them decades old, along with established single-family streets. True to its name, several neighborhoods sit along lakes and canals, and State Road 7 and Oakland Park Boulevard carry a steady stream of shops, restaurants and traffic through the middle of town.

That mix shapes the pest calls we get. Older multi-unit buildings are where German roaches and ants spread most easily, moving through shared plumbing and wall voids. Single-family homes see palmetto bugs come in from drains and mulch after heavy rain, and roof rats use mature trees to reach the attic. Pro-Spray is a family-run, Licensed & Insured company. We treat your unit or home with methods chosen with kids and pets in mind, and we explain exactly what we found. Call or text 833-845-9284 for a FREE inspection and $50 off your first service.

Older condo buildings and shared walls

Many Lauderdale Lakes condo communities were built decades ago, and age matters for pests. Cabinets pull away from walls, grout cracks, and the gaps where pipes pass through walls are rarely sealed well. Those openings connect your kitchen to the unit next door, and to the one above and below. A German cockroach population that starts in one apartment can reach a whole stack within months.

When we treat a condo unit here, we work the places roaches actually live: behind and under the refrigerator and stove, inside cabinet hinges, under the sink, around the water heater closet and along bathroom plumbing. We use gel baits and growth regulators instead of a quick spray that just pushes roaches into the walls, and we come back to follow up. We also tell you which gaps to seal so the next wave has a harder time getting in.

Talking to your association

If your neighbors have roaches, they'll keep visiting you, no matter how clean your unit is. The most lasting results in older buildings come when several units, or the whole building, are treated on a schedule. We're glad to talk with your board or manager about common areas like trash rooms, laundry rooms and electrical closets, and about how unit-by-unit service can be organized. We'll treat your own unit either way.

Single-family homes and palmetto bugs

On the single-family streets, the big brown roach you find in the bathroom at night is usually an American cockroach, better known here as the palmetto bug. They live outdoors in mulch, leaf litter, tree holes and sewer lines, and they move indoors when heavy rain floods their hiding spots or when the summer heat drives them toward cooler, damp places like bathrooms and garages.

We treat the outside of the home where they live, the entry points they use and the inside spots where they show up. Simple steps help between visits: keep drain stoppers in at night, fix leaky outdoor faucets, pull mulch back a few inches from the foundation and replace worn door sweeps.

Lakes, canals and the C-13 greenway

Water is part of daily life in Lauderdale Lakes, from the lakes behind homes to the C-13 Canal Greenway Trail that runs between State Road 7 and NW 31st Avenue. Canal and lake banks give rats a travel corridor, give mosquitoes shaded places to rest and give ants damp soil to nest in. If your yard backs up to the water, that side of the house deserves extra attention during an inspection, and it's usually where we spend the most time.

Roof rats in mature trees

Lauderdale Lakes has plenty of mature shade trees and palms, and those are highways for roof rats. They run along branches and power lines, drop onto the roof and squeeze through gaps at the soffits, roof vents and around AC lines. Scratching in the ceiling after dark, droppings in the garage and chewed fruit on the ground are common first signs.

Our rodent service starts with finding how they're getting in. We set traps and tamper-resistant bait stations where kids and pets can't reach them, seal the openings we find and come back to check. Trimming branches back several feet from the roof makes a big difference too. Read more on our rodent control page.

Ants after the rain

Ants are a near-constant complaint in Broward, and Lauderdale Lakes is no exception. White-footed ants trail along baseboards and kitchen counters by the thousands, ghost ants show up at the bathroom sink, and fire ants build mounds in sunny yards and along sidewalks. Spraying the trail you can see rarely helps, because the colony is somewhere else. We use baits and targeted treatments that the ants carry back, and we treat fire ant mounds around the home one by one.

Mosquito control in Lauderdale Lakes

Lakefront and canal-side yards give mosquitoes plenty of places to rest, and buckets, plant saucers, clogged gutters and kids' toys give them places to breed. Our monthly mosquito service uses a backpack fogger to treat the shaded shrubs, fences, patio edges and undersides of leaves where adult mosquitoes spend the day. We put larvicide in standing water that can't be dumped and point out containers to empty. The schedule is customizable, and we also do one-time event sprays before a birthday party or family gathering. See mosquito control.

Rentals and tenant turnover

Many homes and condos in Lauderdale Lakes are rentals. Turnover is when pests move in: a tenant leaves food or furniture behind, or a new tenant brings roaches or bed bugs in boxes and secondhand furniture. We work with owners and landlords to treat between tenants, and with tenants who need their unit treated now. We explain what we found in plain language so both sides know what's going on. For a vacant unit, the best time to treat is before the new furniture arrives, when every cabinet and closet is empty and easy to reach. If you manage several units, we can set up a schedule so each one is checked on a regular basis instead of only when a tenant complains.

Restaurants and shops along State Road 7

The commercial corridors along State Road 7 and Oakland Park Boulevard are full of restaurants, groceries and strip-center shops. Dumpsters, grease and deliveries mean roaches and rodents, and those pests don't stay behind the shopping center. Homes and condos closest to those corridors often feel it first. We also treat small businesses through our commercial pest control service.

After summer storms

Heavy summer storms can leave yards and parking lots under water for a while in low parts of town. Afterward, fire ants float and regroup, palmetto bugs move up from flooded drains, rodents look for dry shelter in garages and attics, and mosquitoes hatch about a week later from every container that filled up. Our guides to post-flood pest control and rainy-season mosquitoes explain what to watch for.

Water heater closets, AC closets and laundry rooms

In a lot of Lauderdale Lakes apartments and condos, the water heater and air handler sit in a small closet off the hallway or kitchen. Those closets are warm, slightly damp and rarely opened, and the pipes and ducts that pass through them connect to the walls and the units around you. They are some of the first places we check. Condensation lines that drip, gaps around the drain pan and holes cut for pipes are all easy for roaches and ants to use.

Shared laundry rooms work the same way at building scale. Lint, spilled detergent, dropped socks and the warm space behind the machines make a comfortable hideout. If you notice roaches every time you do laundry, tell us, and tell your manager. Treating your unit helps you, but a laundry room that stays untreated will keep sending pests back up the hall.

Spiders, silverfish and other occasional invaders

Not every bug in the house is a roach or an ant. Lauderdale Lakes homes with thick hedges and older screens get spiders in the corners of windows and garages, mostly harmless house spiders and the occasional brown widow under patio furniture or around the meter box. Look for the spiky round egg sacs that brown widows leave behind. Silverfish and booklice show up in damp closets and boxes of paper, especially in units with old AC systems that don't pull enough humidity out of the air. Our general pest service covers these along with roaches and ants, and fixing moisture problems goes a long way toward keeping them out.

Lauderdale Lakes Pest Control FAQs

Can you treat one condo unit in Lauderdale Lakes?
Yes. We focus on kitchens, bathrooms and the plumbing gaps roaches use to travel between units, and we follow up to make sure the treatment is working.
Why do roaches keep returning to my building?
When neighboring units have roaches, they keep moving through shared walls and pipes. Regular quarterly service and sealing gaps help keep the pressure down, and building-wide service works best of all.
My yard backs up to a canal. Will that bring more pests?
Usually, yes. Canals and lakes bring more mosquitoes, ants and rats, so we put extra focus on the water side of the home during the inspection and treatment.
Do you serve rental properties?
Yes. We work with owners and landlords on condos, apartments and houses, including treatment between tenants.
Do you speak Spanish?
Yes. Hablamos español. We can explain the inspection and treatment in English or Spanish.
Is there a coupon code for the $50 off?
No code needed, and it doesn't expire. New customers get $50 off the first service plus a FREE inspection.
