In a condo building, the trash room feeds roaches, flies and rats for everyone, so a pest problem there shows up in units on every floor. Good condo trash room pest control starts with a handful of spots: a chute door that doesn't close, residue at the bottom of the chute and around the compactor, bags left on the floor, stacked recycling cardboard and a dry floor drain. Housekeeping fixes part of it. The rest is treatment in the room itself. Here's what to look at, a weekly walk for the manager or porter, and how we treat it.

Why one condo trash room matters to the whole building

A trash room has everything pests need: food, water, warmth and places to hide. It also connects to every floor through the chute, and to the walls and pipes the units share. Roaches that breed there don't stay there. Our post on roaches that keep coming back in a condo lists the trash room on each floor as one of the main routes into units, from the owner's side.

That's why an owner can do everything right inside the unit and still see roaches. The room needs its own attention.

Walk the room, spot by spot

  • The hopper door on each floor. It should close on its own and seal. A door that stays open lets the smell and the roaches out onto the floor.
  • The chute bottom and the compactor area. Residue builds up where the bags land and around the machine. That's where roaches and flies breed.
  • Bins and bags on the floor. Bags left beside the chute, or bins with liquid in the bottom, feed everything.
  • Recycling and cardboard. Roaches hide and lay eggs in corrugated cardboard. Stacked boxes in the corner are a nursery. Our post on roaches in cardboard boxes explains why.
  • The floor drain. When the trap dries out, the drain is open to the line below. Pour water into it every week to keep the trap wet.

Roaches in the trash chute, flies and rats: which pests show up

  • German roaches live and breed indoors, close to food and water. They're the ones that move into units. See the German cockroach.
  • Palmetto bugs (American roaches) come up from drains and the garage and like the warm, damp room. See the American cockroach.
  • House flies breed in the residue at the chute bottom and in the bins. Our post on flies around the trash covers how fast that cycle runs.
  • Drain flies come from the floor drain when slime builds up in it. See fruit flies vs. drain flies.
  • Rats show up around the loading area, the dumpster pad and the doors to the trash room.

A weekly walk for the manager or porter

Ten minutes, once a week, on every floor that has a trash room:

  • The chute doors close and latch on their own.
  • No bags or boxes on the floor.
  • Cardboard is broken down and out of the room.
  • The floor drain has water in it.
  • The trash-room door has a sweep and closes all the way.
  • The dumpster lid is closed, and nothing is piled beside it.

Bin washing, chute cleaning and compactor service are jobs for the building's vendors. We don't offer them, but a clean chute makes our work last longer.

How we handle condo trash room pest control

We start with an inspection. We walk the property with your manager or a board member, go over the areas to treat and recommend a schedule the board can review. Building-wide work is quoted after the walk-through.

In common areas, we use bait, crack-and-crevice treatment, an insect growth regulator and label-appropriate residual products in trash rooms, chutes, laundry rooms, mechanical rooms and the garage, and crack-and-crevice treatment along hallway baseboards. We never fog occupied areas. Keep kids and pets off treated areas until dry, and follow your technician's instructions.

For rats, we use traps inside and tamper-resistant bait stations outside, and we seal the entry points rats are using ourselves with exclusion work. We don't do repairs. Our post on rodent exclusion explains the order, and we'll tell you how many visits the building is likely to need.

HOAs and condo associations get a written service report after each visit, and we can provide an insurance certificate. For hiring questions like license, notice and records, see what to ask when your HOA hires pest control. For courtyards and pool decks, see HOA mosquito control. Towers in places like Aventura deal with the same chute problems.

What residents can do

Tie bags shut, use the chute instead of leaving bags on the floor, and break down boxes before they go to recycling. The owner-side tips are in our post on roaches that keep coming back.

HOAs and associations get $50 OFF the first service plus a FREE inspection; see commercial pest control for building work. For owners who want their own unit covered, our general pest plan is $125 per quarter, about $42 a month. For plan customers: "If pests come back between visits, so do we, at no extra cost." There are no long-term contracts and no cancellation fees, just a simple service agreement. We're family-run and licensed, with 30+ years in the business, and hablamos español. Browse more guides.

Trash room questions

How do you keep cockroaches from coming up the trash chute?
Keep the hopper doors closing on every floor, keep residue from building up at the chute bottom and treat the room and chute on a regular schedule. Roaches go where food and hiding spots are.
How do you keep pests away from trash?
Bags tied and in the chute, nothing on the floor, cardboard out of the room, lids closed and the floor drain wet. Then treat what housekeeping can't reach.
Does the condo HOA cover pest control?
It depends on your association's governing documents. Common areas like the trash room are often handled by the association, and units can be a different story, but your documents decide. Ask your manager.
How do I get rid of flies in my condo?
Find where they breed first. In a building, that's often the trash room or a floor drain. Our posts on flies around the trash and drain flies go through it.
Should I be worried about drain flies?
They're a nuisance more than anything, but they point to slime building up in a drain, or a broken line. Keep the drain clean and wet, and call if they keep coming.
