Before a board signs with anyone for HOA or condo pest control, get six things in writing: a Florida license you've checked yourself, a certificate of insurance, a scope that lists which common areas, buildings and units are covered, how residents get notice, what records you get after each visit, and how callbacks work between visits. Who handles pests inside a unit depends on your association's documents, so settle that in the scope before the first complaint comes in. Here's what to ask for on each point.

1. A license you've checked yourself

In Florida, pest control companies are licensed by the Florida Department of Agriculture and Consumer Services (FDACS). Business license numbers start with JB. Ask for the number, then look it up yourself on the FDACS license search. Our license number is in the footer of our site, and you can read more about us.

2. A certificate of insurance

Ask for a certificate of insurance before work starts, and get an updated one when it renews. We're licensed and insured, and we provide certificates of insurance to HOAs and building managers on request.

3. A scope that names every area

A vague scope is where most disagreements start. Ask for a written list of what's covered:

  • Common areas: pool decks, the clubhouse, hallways, trash rooms and chutes, laundry and mechanical rooms, and garages
  • Building exteriors: foundations, entry points, eaves
  • Individual units: whether they're included, and how owners book them
  • Mosquitoes: whether shared spaces get a mosquito program (see HOA mosquito control)

In common areas, we use bait, crack-and-crevice treatment, an insect growth regulator and label-appropriate residual products in trash rooms, chutes, laundry rooms, mechanical rooms and the garage, and crack-and-crevice treatment along hallway baseboards. We never fog occupied areas. We also treat individual units.

Who handles pests inside a unit? That depends on your association's governing documents. It's a question for your manager or the association's attorney, not your pest control company. Once you have the answer, write it into the scope.

4. How residents get notice

The board decides how residents hear about service: a newsletter, a posted notice, an email from management. Ask the company to tell your manager what's being treated and when, so the notice is accurate. For treated common areas: keep kids and pets off treated areas until dry, and follow your technician's instructions.

5. Records after every visit

Ask what the board gets after each visit, in writing. HOAs and condo associations get a written service report from us after each visit, so the board has a record of what was done and where.

6. Condo association pest control terms and callbacks

Ask how callbacks work between visits and what the agreement commits you to. With us, there are no long-term contracts and no cancellation fees, just a simple service agreement. For plan customers: "If pests come back between visits, so do we, at no extra cost." Roaches that keep moving between units are a building problem as much as a unit problem; our post on roaches that keep coming back to a condo explains why the common areas matter.

How we handle HOA and condo pest control

We walk the property with your manager or a board member, go over the areas to treat, and recommend a schedule the board can review. Building-wide work is quoted after the walk-through. HOAs and associations get $50 OFF the first service plus a FREE inspection. We're family-run and licensed, with 30+ years in the business, and hablamos español. Our general pest plan for homes is $125 per quarter, about $42 a month. See our commercial pest control page or our guides.
