Is my address in West Boca?

Your envelope says Boca Raton, but that doesn't mean you live in the City of Boca Raton. Most of the planned communities west of the Turnpike, from the Lyons Road corridor out past State Road 7, sit in unincorporated Palm Beach County. The mailing city and the actual city are two different things, and that's why we keep this page separate.

This page covers West Boca: Mission Bay, Sandalfoot Cove, Boca Greens, the Century Village area on Lyons Road, Loggers' Run off Palmetto Park Road and the other communities west of US 441 / State Road 7, and the neighborhoods around Glades Road and West Boca Raton Community High School.

If your home is inside Boca Raton city limits, our City of Boca Raton pest control page is the one for you. Not sure which side of the line you're on? Text your address to 833-845-9284 and we'll tell you.

Pest control in West Boca communities

West Boca was built mostly from the 1970s onward as a string of planned developments, many with their own gatehouse, lakes and landscaping rules. That layout shapes where pests come from. Here's what we look for in the four kinds of property we see most out here.

55+ villas and garden condos (Century Village area)

Attached villas and low-rise condo buildings share walls, plumbing runs and sometimes attic space. German cockroaches and ghost ants use those shared paths to move from one home to the next, so a problem that starts two doors down can reach your kitchen within weeks. Bed bugs are the other concern in active-adult living, since they arrive with visiting family, travel bags or a used chair from a resale shop.

For a single villa or unit, we treat the kitchen, bathrooms, the plumbing gaps under sinks and behind toilets, and the entry points around your doors. If the association wants the clubhouse, trash enclosures and other shared spaces covered, that becomes its own service, and we can treat building-wide or unit by unit, whichever the board prefers. We work around residents' routines, and we explain every step in English or Spanish before we start.

Golf and lake communities (Mission Bay, Boca Greens, Loggers' Run area)

Many West Boca homes back onto stormwater lakes, canals or fairways. The water and the thick plantings along the banks keep mosquitoes and no-see-ums close, especially at dawn and dusk. Roof rats travel along palm fronds, lake-edge vegetation and fence lines, then climb to soffits and roof vents.

Around these homes we focus on what's on your lot: the shady spots where adult mosquitoes rest, the containers, gutters and drains where they breed, and the rooflines and utility openings rats use to get in. We never treat the lakes or canals themselves. Larvicide goes only on breeding spots around the home.

Family subdivisions and townhomes off Glades, Lyons and SR 7

The family neighborhoods out here have pavers, mulch beds and screened lanais, and each one gives pests something. Ants nest under pavers and push sand up through the joints. Palmetto bugs live in the mulch beds and cover right next to the house and come indoors after a hard rain. Spiders build in the corners of lanai screens where porch lights draw insects at night. Households with dogs and cats often pick up fleas in the yard.

For fleas and ants outside, we do a flea and ant yard treatment around the home. That's the only yard work we do; we don't offer lawn, shrub or plant care. Inside, we treat the trails and the entry points instead of spraying every baseboard. Townhome rows share walls, so we'll tell you plainly if the pressure seems to come from next door.

HOAs, boards and property managers

Common areas are where a lot of neighborhood pest pressure starts: clubhouse kitchens, pool equipment rooms, mailbox kiosks, guardhouses and dumpster enclosures. We can set up a recurring schedule for those spaces, built around your community's calendar and quoted after a FREE inspection, and we can provide an insurance certificate for your files. In shared buildings we use bait, crack-and-crevice treatment, an insect growth regulator and label-appropriate residuals, never a fog in occupied areas. Mosquito work for common grounds is covered on our HOA mosquito control page.

Living on the edge of the Everglades

West Boca is the last stretch of suburbs before the land opens up toward the Everglades and the Loxahatchee refuge. That edge matters. When heavy rain soaks the open land, mice and rats move toward higher, drier ground, and that's often a garage or an attic in the westernmost subdivisions. Mosquito numbers climb after storms, too, because every low spot holds water for a while.

We can't change what lives in the wetlands, but we can make your home harder to get into. That means checking garage door seals, AC line openings and roof vents after a wet stretch, and keeping traps and bait stations working through the rainy months.

Pests we treat in West Boca

  • Roaches: palmetto bugs from mulch and drains, and the indoor-breeding German cockroach.
  • Ants: ghost ants, white-footed ants, big-headed ants and fire ants, inside and around the home.
  • Rats and mice: roof rats and field mice, including sealing the entry points they use. See rodent control.
  • Bed bugs: see bed bug treatment.
  • Spiders, silverfish, flies and no-see-ums: handled on general pest visits.
  • Wasps, yellowjackets and carpenter bees: carpenter bees are most active from late winter into spring, drilling into fascia and wood trim. See wasp nest removal. We refer honey bees to a beekeeper.
  • Mosquitoes: see mosquito control.
  • Fleas and ants in the yard: yard treatment around the home only.

Quarterly pest control vs. monthly service in West Boca

A lot of what you'll read online pushes monthly pest control for every home. We do offer monthly plans and any custom recurring schedule. Most West Boca villas and houses still start on quarterly, and here's why.

Our general pest plan is $125 per quarter, which comes to about $42 a month. Each visit treats inside and out for roaches, ants, spiders, silverfish and the rest of the household lineup. What makes quarterly work is the guarantee for plan customers: "If pests come back between visits, so do we, at no extra cost." If ants show up two months after a visit, you call or text and we come back to re-treat at no charge. You don't pay for a monthly visit just in case.

A villa owner usually needs only their own unit on the quarterly plan, while the association sets its own schedule for common areas. Some homes do need more frequent service, like a busy rental or a lake lot with heavy rodent pressure, and for those we build a monthly or custom plan, priced after the FREE inspection. Seasonal owners stay on schedule while they're away. We get in by lockbox, through your property manager, or sometimes with your cleaning service.

Mosquitoes are the one service we recommend monthly, especially in rainy season. Outdoor treatments break down faster with South Florida sun and rain, which is why regular service matters.

How we treat West Boca homes, villas and condos

We follow integrated pest management (IPM): inspection first, treatment second, with EPA-registered products applied by licensed technicians and every product applied according to its label.

Step 1: The FREE inspection

We walk the outside of the house or building, then check the garage, attic access, kitchen and bathrooms. In a villa or condo, we look closely at the plumbing and the gaps you share with neighbors. You get a plain explanation of what we found and what we recommend, in English or Spanish.

Step 2: Roaches inside

German roaches hide in cabinet hinges, behind the fridge and stove, under sinks and in plumbing gaps. We place roach gel bait along their routes and use crack-and-crevice treatment in those hiding spots. Bait works best when you skip store-bought sprays, because they can repel roaches away from the bait.

Step 3: The perimeter

We treat a band around your foundation and the lower foundation wall, and spot-treat entry points like door gaps, window frames, weep holes and plumbing openings. That perimeter treatment is the line that keeps more palmetto bugs and ants outside.

Step 4: Rodent exclusion

We inspect for entry points, set traps and tamper-resistant bait stations, and seal the gaps rodents are using with exclusion work, to help keep them from getting back in. Inside the home we use snap traps only, never loose bait. Tamper-resistant bait stations go outside, or in building service areas like trash rooms and garages.

Step 5: Mosquitoes

Our professional mosquito barrier spray treatment uses a backpack fogger aimed at the shaded places adult mosquitoes rest: the shade along lanais and pool enclosures, fence lines, the space behind the AC unit and dense vegetation. We never point it toward pool water, and we avoid flowering plants. For breeding spots around the home that can't be dumped, like containers, gutters and drains, we apply larvicide. On monthly mosquito plans only, we add mosquito larval traps with a growth regulator, like birth control for insects. We never treat lakes, canals or other water bodies.

Step 6: Between visits

If you're a plan customer and pests turn up between scheduled visits, call or text and we come back for a free re-service. Keep kids and pets off treated areas until dry, and follow your technician's instructions.

Before you head north for the summer

Plenty of West Boca owners close up for the off-season, and an empty villa changes how pests behave. Drain traps dry out, which lets roaches and drain flies climb up from the pipes. Ants find crumbs in a pantry nobody is checking. Rats can settle into an attic or a garage with no one around to hear them, and by October the problem has had months to grow.

A few steps before you leave help a lot. Run water in every sink, tub and shower, and ask whoever checks on the place to do the same every couple of weeks. Clear out the pantry or store food in sealed bins. Take every bag of trash to the curb. Make sure door sweeps and garage seals touch the ground. Then let us know your travel dates, so your visits stay on the calendar and we know who is letting us in.

Small habits that help between visits

Pull mulch a few inches back from the slab, and keep palm fronds and tree limbs off the roof. Dump plant saucers, buckets and kids' toys after every rain, and clear gutters so they drain. Keep pet food and birdseed in sealed containers. Fix dripping faucets and AC condensate leaks, since roaches go looking for water first. If you can see daylight under an exterior door, the sweep needs replacing. None of this takes the place of treatment, but it cuts down on the pests trying to get in.

Where we come from

Our office is at 3440 Hollywood Blvd Suite 415, Hollywood, FL 33021. We don't have a West Boca office, and we schedule visits ahead rather than promising arrival times. Call or text anytime: 833-845-9284.

West Boca pest control FAQs

What does pest control cost per month in West Boca?

It depends on the home, so we price after a FREE inspection. New customers get $50 off the first service, with no code and no expiration. Ongoing protection on our quarterly plan is $125 per quarter. Monthly and custom schedules are available too, and those are quoted after the inspection.

Is $50 a month a lot for pest control?

We'd rather tell you what you get than judge someone else's price. Our general plan is $125 per quarter, which covers three months, and plan customers get free re-service between visits: "If pests come back between visits, so do we, at no extra cost." Ask any company what happens when pests return before the next visit.

My address says Boca Raton, but I live west of the Turnpike. Do you serve me?

Yes. Most West Boca communities are unincorporated Palm Beach County with Boca Raton mailing addresses, and this page is for you. Text your address to 833-845-9284 and we'll confirm. If you're inside city limits, see our Boca Raton page.

Can you treat my villa without treating the whole building?

Yes. We treat your unit: the kitchen, bathrooms, plumbing gaps and entry points. If roaches keep coming from shared walls, the association can add common areas or building-wide service on its own schedule, and we'll work with the board or manager.

Why do I see more rats and mosquitoes near the lake behind my house?

Lake banks give rats cover and food, and the shade gives mosquitoes a place to rest. We treat around your home, set traps and bait stations, seal rodent entry points, and apply larvicide to breeding spots on your property. We never treat the lake itself.

Do you treat fleas and ants in the yard?

Yes, we treat fleas and ants around the home. That's the only yard work we do; we don't offer lawn, shrub or plant care, so your landscaper keeps that part.
