Condo pest control in Highland Beach
Highland Beach is mostly condominiums. Most homes in town are units in mid-rise and high-rise buildings strung along A1A between the ocean and the Intracoastal, so most pest problems here are building problems.
German roaches and ants don't stay in one unit. They travel through plumbing stacks, electrical chases, trash chutes and the gaps around pipes in shared walls. A neighbor's moving boxes or a delivery left in the hallway can start an infestation that shows up in your kitchen a few weeks later.
When we treat your unit, we focus on the kitchen, the bathrooms and the gaps under sinks and behind toilets where pipes pass from one unit to the next. If roaches keep returning, tell your building manager which floor and which stack, since that helps the association decide whether common areas need attention too.
Seasonal units bring their own risk. About four in ten homes in Highland Beach sit empty part of the year. In a closed unit, drain traps dry out, which lets roaches climb up from the pipes. Ants can build up for months with no one there to notice. Quarterly service can continue while you're away: access is by lockbox, through your property manager, or now and then with your cleaning service.
For condo boards and property managers
Common areas are often where a building's pest problem lives: trash rooms and chutes, parking garages, loading areas, pool decks, mechanical rooms and the entry and lobby. We can treat building-wide for the association, unit by unit, or both, on a recurring common-area schedule quoted after a FREE inspection.
In shared buildings, we use bait, crack-and-crevice treatment, an insect growth regulator and label-appropriate residuals, never a fog in occupied areas. Bait stations for rodents go in building service areas like trash rooms and garages. We work around residents, building rules and your manager's calendar, and we can provide an insurance certificate for the association's files. For grounds and pool-deck mosquito work, see HOA mosquito control.
Oceanfront and Intracoastal homes
The single-family homes and estates in town back onto the beach or the Intracoastal. Palmetto bugs and spiders shelter in the mulch beds and cover right next to the house, rats work around docks, garages and trash areas, and no-see-ums bite at dusk along the water. No-see-ums slip through standard window screen, so finer no-see-um mesh on porches and lanais helps. Bright exterior lights also pull flying insects toward the building at night, and yellow bulbs draw fewer. We treat the home and the lot. We never treat the ocean, the beach or the Intracoastal.
How we treat
- FREE inspection first, with the plan explained in English or Spanish.
- Roaches: in the spots where they hide, we place roach gel bait and do crack-and-crevice treatment. Bait works best when you skip store-bought sprays, because they can repel roaches away from the bait.
- Outside: We treat a band around your foundation and the lower foundation wall, and spot-treat entry points like door gaps, window frames, weep holes and plumbing openings.
- Rodents: We inspect for entry points, set traps and tamper-resistant bait stations, and seal the gaps rodents are using with exclusion work, to help keep them from getting back in. Inside the home we use snap traps only, never loose bait. Tamper-resistant bait stations go outside, or in building service areas like trash rooms and garages.
- Mosquitoes: a professional mosquito barrier spray treatment with a backpack fogger aimed at the shade along lanais and pool enclosures, never toward pool water, avoiding flowering plants. Where they breed near the home (containers, gutters, drains), we apply larvicide; on a monthly mosquito plan, we also set larval traps with a growth regulator, like birth control for insects.
- Between visits: "If pests come back between visits, so do we, at no extra cost." Plan customers call or text for a free re-service.
- Keep kids and pets off treated areas until dry, and follow your technician's instructions.
- Plans: a unit on the quarterly plan is $125 (about $42/month); monthly or custom schedules get a quote after the inspection, and we suggest monthly visits for mosquitoes. No long-term contracts, no cancellation fees, and a one-page service agreement.
Every product is EPA-registered, applied by licensed technicians according to its label.
Highland Beach FAQs
How much does pest control cost for a Highland Beach condo?
The price comes from a FREE inspection, and as a new customer you get $50 off the first service, no code and no expiration date. Ongoing protection for a unit is our quarterly plan at $125 per quarter. Associations and building-wide service are quoted after we inspect the building.
Can you treat just my unit if the building has roaches?
Yes. We treat your kitchen, bathrooms and plumbing gaps, and plan customers get free re-service between visits. In a tower, though, roaches travel between floors, so lasting results usually need the association to treat common areas too. We're glad to talk with your manager.
Do you work with condo associations and building managers?
Yes. We treat building-wide, unit by unit, or both, covering common areas like trash rooms, garages and pool decks on a recurring schedule. We can provide an insurance certificate, and we plan visits around your building's rules.
What's the hardest bug to get rid of in an oceanfront condo?
German roaches and bed bugs. Both hide deep in cracks and move between units through shared walls and plumbing. Baits, crack-and-crevice work and follow-up visits beat store-bought sprays, and see our German cockroach guide to tell them from palmetto bugs.
