Living on a canal in Florida comes with a pest list the listing never mentions. No-see-ums and mosquitoes come off the water and the mangroves at dusk. Roof rats travel the seawall, the palms and the dock. Palmetto bugs live along the seawall, in the drains and in the garage full of boat gear. None of it means the house has a problem. It's what living on the water looks like here, from Fort Lauderdale's isles to the canals of Dania Beach, Pompano Beach, Lighthouse Point and Deerfield Beach, and most of it is handled from the land side with a regular plan.

Living on a canal: the pest list for new owners

No-see-ums near the canal. No-see-ums bite hardest at dusk on still evenings near the water, and they're small enough to get through standard window screen, which is why lanais near the water often need a finer no-see-um mesh. Our post on no-see-ums on the lanai covers what helps.

Mosquitoes. The yard around a canal home holds water everywhere: plant saucers, bromeliads, boat covers, buckets and the low spots by the seawall. See mosquito control for how we handle them.

Roof rats. Waterfront lots give them dense cover, fruit and a short trip from the palms to the roofline. They travel along the seawall cap, the dock and the palm fronds. Our post on roof rats from the yard to the attic shows the route.

Palmetto bugs. The big roaches that live in the landscaping behind the seawall, in drains and in the garage. One in the house after rain isn't always a problem; several is a different story. See the American cockroach.

Spiders and webs. Dock lights and outdoor lights near the water draw insects, and spiders build where the insects are. Regular service covers the eaves and the lanai.

A first-month walk-around

Do this once in your first month, and again each season:

  • The seawall cap and the planting behind it. Thick ground cover, vines and debris along the seawall give rats and roaches cover. Keep a clear strip.
  • The dock box and dock lights. Clear out cardboard, rags and old bait from the dock box, and check the lights for webs.
  • The garage full of boat gear. Get bins with tight lids, keep stored items off the floor where you can, rinse coolers and bait buckets right after a trip and replace the garage door's bottom seal when it's worn.
  • The lanai screens. Patch tears and check the door closes all the way.
  • Palms and fruit trees. Trim dead fronds and keep branches off the roof.
  • Drains and low spots. Clear leaves from yard drains and tip out water after rain.

Through the year on the water

  • Rainy season: mosquitoes peak. Our rainy season mosquitoes page has the details.
  • Still evenings, any month: no-see-ums at dusk near the water.
  • Cooler months: rats look for shelter indoors. See cold-front pests.
  • After heavy rain or high tides: palmetto bugs and ants move up into garages and kitchens.

How we handle canal home pest control

We treat the land side of your property: the foundation, the entry points and the spots pests use for cover. We never treat the canal, the seawall face or the water, and we never apply anything over or toward it.

For mosquitoes, we use a backpack fogger for a barrier treatment of the shady spots where they rest, larvicide on breeding spots and, on monthly mosquito plans, larval traps with a growth regulator, like birth control for insects. We never treat the canal, the river or the Intracoastal. Monthly mosquito service is recommended, especially in rainy season, and the schedule can be adjusted.

For roof rats, we inspect for entry points, set traps and tamper-resistant bait stations, and seal the gaps rodents are using with exclusion work. Inside the home we use traps only, never loose bait. We seal the entry points ourselves; we don't repair roofs, wood or tile. We'll tell you how many visits your home is likely to need. Keep kids and pets off treated areas until dry, and follow your technician's instructions.

Docks and boat slips are a separate add-on, not part of a standard home plan. Docked boats are treated on board, in the galley, cabins and bilge, with bait and crack-and-crevice work. In the bilge we use only gel bait or bait stations, never a liquid spray, so nothing gets pumped overboard. See roaches on a boat.

Buying a canal home? We don't do wood-destroying organism (WDO) inspections, so for that part of the purchase you'll need a company that does.

Your city's canal neighborhoods

Each city page has more on its own waterfront: Fort Lauderdale, Dania Beach, Lighthouse Point, Pompano Beach, Deerfield Beach and Hollywood.

Our general pest plan is $125 per quarter, about $42 a month, and monthly or custom schedules are quoted after the inspection. For plan customers: "If pests come back between visits, so do we, at no extra cost." There are no long-term contracts and no cancellation fees, just a simple service agreement. We're family-run and licensed, with 30+ years in the business, and hablamos español. Browse more guides.

Canal home questions

What is the most common household pest for canal homes in Florida?
For canal homes, the usual list is palmetto bugs, ants, roof rats, mosquitoes and no-see-ums. Which one shows up most depends on the lot and the season.
What should I do if I hear a rat in my wall?
Don't seal the hole you think it's using yet. Call for an inspection; we'll find the entry points and the right order to trap and seal. Our post on scratching in the ceiling explains the signs.
Do you treat the dock?
Docks and boat slips are a separate add-on, not part of a standard home plan. We never apply anything over or toward the water.
Is living on a canal worse for bugs?
It's different, not worse. You'll see more no-see-ums and mosquitoes at dusk and more traffic along the seawall. A regular plan and the walk-around above keep it manageable.
