Vacation Rental Pest Checklist: 15 Minutes Between Guests
Family-run, licensed and insured pest control in South Florida.
$50 OFF your first service + FREE inspectionNew customers · No code needed · No expirationA vacation rental pest checklist at every turnover catches most problems before a guest does. In 15 minutes, your cleaner can look at the mattress seams and headboard, check the kitchen for ants and roaches, run every drain and tip out standing water on the patio. If they find something, a photo goes to you, and you know right away whether it's a stray bug or the start of a problem. Here's the room-by-room list, what to do when a guest reports a pest, and how to set up service around your bookings.
The 15-minute vacation rental pest checklist
Print this, or save it to the cleaning app your team uses.
Bedrooms (5 minutes)
- Pull back the sheets at the corners and check mattress seams, tags and piping with a flashlight
- Look at the back and edges of the headboard
- Check the luggage rack and the drawers guests use
- Look for small rust-colored or dark spots on sheets and seams
Kitchen (5 minutes)
- Check counters, behind the toaster and under the microwave for crumbs and ant trails
- Open the sink cabinet and look for droppings that resemble ground pepper
- Look behind the trash can and make sure the trash is out
- Keep pantry items guests leave behind in sealed containers, or toss them
Bathrooms (2 minutes)
- Run water in every sink, tub, shower and floor drain, even the ones nobody used
- Look around the base of the toilet and under the sink
Patio and pool area (3 minutes)
- Tip out standing water in saucers, buckets, toys and grill covers
- Check under patio tables and chair arms for webs
- Close the trash and recycling lids
What cleaners should report
Make reporting easy: a photo, where it was, and when. Have them save a specimen in tape or a sealed bag if they can. A clear photo shows if it's a big outdoor roach that wandered in after rain or a small German roach that means more are hiding nearby. Our post on cockroaches in Airbnb rentals covers that difference in detail.
When a guest reports a pest
- Respond quickly and ask for a photo.
- Check the spot yourself or send the cleaner.
- Don't spray it with a store can. It can scatter pests deeper into the walls.
- Book an inspection before the next check-in if you can.
- Bed bugs? Don't move the mattress or furniture around. See our bed bug treatment page.
Refunds and rebooking are between you and your booking platform. We handle the pests.
Short-term rental pest control around your bookings
Short-term rental hosts can set up a custom treatment schedule around their bookings, and custom and monthly schedules are quoted after the FREE inspection. If the rental sits empty part of the year, we can service it while you're away; the back-for-the-season checklist covers what to look for when the season starts. If you rent long-term too, see the landlord turnover checklist, and if you're furnishing a unit secondhand, check used furniture for bed bugs first.
The patio matters too. Our mosquito control is a professional mosquito barrier spray treatment with a backpack fogger, recommended monthly, especially in the rainy season, and no-see-ums on the lanai are worth a look if guests sit out at dusk. Keep kids and pets off treated areas until dry, and follow your technician's instructions.
Our general pest plan is $125 per quarter, about $42 a month. For plan customers: "If pests come back between visits, so do we, at no extra cost." There are no long-term contracts and no cancellation fees, just a simple service agreement. We're family-run and licensed, with 30+ years in the business, and hablamos español. See our pest control service or our guides.
