Why rats move in
Many backyards here have a mango, avocado or citrus tree, and roof rats know it. The fruit gives them a reliable food source, the tree gives them a path to the roof, and older homes give them a way in. Mid-century ranch houses often have aging roof vents, gaps where the fascia has pulled away, and openings left from old window units, AC lines and cable runs.
Big ficus hedges, palms and overgrown fence lines between neighbors let rats travel the whole block without touching the ground. Mice show up in garages, carports and kitchens, especially where pet food, bird seed or chicken feed is kept. Homes near the commercial strips along NW 27th Avenue and NW 183rd Street can see extra activity from dumpsters and stored goods, and homes next to the large parks, open fields and the canals on the northern edge of the city often see more traffic after mowing or heavy rain.
Rats and mice we treat in Miami Gardens
- Roof rats in attics, soffits and roof edges. They climb, so the roofline is where we look first. More in our roof rat profile.
- Norway rats around sheds, slab edges, woodpiles and garbage areas, where they burrow at ground level.
- House mice in kitchens, garages and carports, often near stored food or feed.
Signs to watch for: scratching overhead at night, droppings in the garage or under the sink, half-eaten fruit under the tree, gnawed wiring or AC line insulation, and greasy rub marks along a beam or wall.
What a rodent visit includes
- Inspection. We check the roof, attic access, exterior walls, sheds and backyard, and show you the signs we find.
- Trapping and bait stations. Inside the home, we use traps and, only where the label allows, rodent bait placed out of reach of kids and pets. We trap in the attic, place exterior stations along the fence routes and around chicken coops or sheds where it's safe, and seal old wall-AC openings, roof vents and fascia gaps.
- Sealing entry points. We seal the openings rats are using ourselves: roof vents, fascia gaps, old wall-AC openings, and gaps around AC lines and cables. We don't repair damage to wood, roofs or tile.
- Follow-up visits. We come back for a set number of follow-up visits to check and reset traps and stations, and we tell you how many before we start.

Fruit trees and fence lines
Fallen mangoes and avocados draw rats every night during the season. Pick up fruit daily, harvest promptly, and keep branches several feet back from the roof. Rats also run along the top of chain-link and wood fences and through overgrown hedges, so we check those routes and place exterior stations where they cross into your yard. Our guides on roof rats, from the yard to the attic and roof rats in mango season go deeper.
Old window-unit openings
A lot of homes here once had window or wall AC units, and the holes left behind are sometimes covered with plywood or just a panel. Those are easy entry points. We check walls as well as roofs, and we seal the openings rats are using. Calling early, before rats spread through the attic, keeps the job smaller.
Between visits
Store feed, bird seed and pet food in sealed metal bins. Collect eggs daily. Keep trash lidded, clear stored junk away from the house, and keep garage and shed doors closed at night. For free, research-based advice on fruit trees and yard care, the UF/IFAS Extension Miami-Dade County office is a good resource.
