Here, rodent calls usually come down to one of two problems. In townhomes, villas and single-family homes, it's roof rats that travel along palms, ficus hedges and utility lines and slip into the attic, especially on the older streets and along the waterways. In the condo towers and commercial areas, it's rats and mice that follow the trash: dumpster pads, loading docks, garage levels and restaurant service areas along Biscayne Boulevard and around the mall. Traps alone rarely fix either one. The job is finding how they're getting in and closing those openings. We're family-run, and rodent control in Aventura starts with a FREE inspection and $50 off the first service.

Signs to watch for

  • Scratching or scurrying in the ceiling after dark
  • Droppings in the garage, attic, under the sink or in a storage room
  • Chewed fruit under a tree, or gnawed wiring or AC line insulation
  • Grease marks along a wall or beam where rats run
  • A pet staring at the same spot on the ceiling

Townhomes and houses: roof rats

Roof rats are climbers. They use palm fronds, ficus hedges and branches touching the roof, and the power and cable lines that run between buildings, then squeeze in at loose soffits, roof vents, gaps around AC lines and the gap at the top of a garage door. Homes along the canals and the Intracoastal also see them moving along seawalls and docks at night. Trimming palms and branches back from the roof is one of the most useful things you can do. More in roof rats, from the yard to the attic.

Condo buildings: garages, trash rooms and chases

In a tower, rodents move through parking levels, trash rooms, compactor rooms and the utility chases between floors. Treating a single unit helps that unit, but a lasting fix usually needs the building involved. We can work with your association or property manager on the common areas, with a written service report after each visit and an insurance certificate on request. Restaurants and shops can see our commercial pest control page.

How rodent control in Aventura works with us

  1. FREE inspection. We look for activity, droppings, rub marks and every entry point, from the roofline to the garage.
  2. Exclusion. We seal the entry points ourselves: openings around AC lines and pipes, soffits, vents and garage door gaps. Exclusion means sealing gaps and entry points only; we don't repair damage to wood, roofs or tile.
  3. Trapping and baiting. Inside the home, we use traps and, only where the label allows, rodent bait placed out of reach of kids and pets. Outside, tamper-resistant bait stations go where the label allows.
  4. Follow-up. We come back for a set number of follow-up visits, and we tell you how many up front, so there are no open-ended visits.

After storms

Heavy rain and high water push rats out of seawalls and storm drains and toward garages and homes. If you hear new noises after a storm, call or text early. Our rodents after a hurricane guide explains what to look for.

Between visits

Keep garage doors closed, store pet food and birdseed in sealed bins, pick up fallen fruit, and keep trash in lidded containers. If you leave for part of the year, schedule an inspection before you go; we can arrange access through a lockbox or your property manager.

Rodent Control FAQs

Do you seal the holes, or just set traps?
We seal the entry points ourselves and set traps. Sealing is what keeps new rats from replacing the ones you catch.
How many visits will it take?
A set number of follow-up visits, which we tell you before we start.
Do you repair chewed wiring or damaged soffits?
No. We seal gaps and entry points, but we don't repair damage. For wiring, call an electrician.
Can you treat our building's garage and trash rooms?
Yes, with your association's approval. We leave a written service report after each visit.
How much does rodent control cost?
It's quoted after the FREE inspection, because it depends on the building and the number of entry points. New customers get $50 off the first service.
