Which roach you're dealing with here comes down to the kind of building you live in. In the towers and mid-rise condos, the problem is usually the German cockroach, a small tan roach that lives in warm kitchens and bathrooms and travels between floors through plumbing stacks, trash chutes and wiring runs. In the townhome, villa and single-family streets, it's more often the big palmetto bug coming in from mulch, palm boots and storm drains after heavy rain. The fix for each one is different, so roach control in Aventura starts with a FREE inspection to find out which you have. New customers also get $50 off the first service.

Roach control in Aventura condos

A spotless unit can still pick up German roaches from the unit next door, and store-bought sprays usually make it worse by pushing them deeper into walls and into neighboring units. We place gel bait and an insect growth regulator exactly where they hide: refrigerator and stove voids, sink cabinets, cabinet hinges and the openings where pipes come through the wall. We treat the plumbing gaps under sinks and behind toilets where these roaches hide, and we come back about two weeks later to check. Usually one follow-up does it; a bad infestation sometimes needs more treatments. The return visits catch the next generation as it hatches, before it can breed.

When it's the building. If roaches keep coming back a few weeks after a good treatment, they're usually coming from a neighboring unit, a trash chute or a shared service room. We'll say so plainly, and we can work with your board or property manager on chutes, compactor rooms and other common spaces, with a written service report after each visit. Townhomes, villas and houses

Palmetto bugs live outdoors and come in when rain floods their hiding spots or a dry drain gives them a way up. We treat from the outside in: along the foundation, around drains, in the mulch beds and palm boots next to the house, then the doors, garage and indoor spots where they show up. Keeping drain stoppers in at night and pulling mulch back from the walls makes a real difference.

Closing up for the season

A unit that sits empty for the summer loses the water in its drain traps, which opens a path straight up from the building's pipes. Book a service before you leave and another when you're back, and ask a neighbor, the front desk or your property manager to run every faucet and shower every week or two. We can arrange access through a lockbox or your manager.

Restaurants and shops

Kitchens along Biscayne Boulevard and around the mall areas deal with German roaches brought in with deliveries and fed by grease. Restaurants are usually serviced twice a month, with a written service report after every visit, through our commercial pest control.

Roach Control FAQs

I keep my unit clean. Why do I have roaches?
German roaches move between units through shared plumbing and walls, and they ride in on boxes and grocery bags. Clean helps, but it doesn't stop a neighbor's roaches.
How many visits does a German roach problem take?
Usually two: the first treatment and one follow-up about two weeks later to treat the next generation as it hatches. A bad infestation sometimes needs more treatments.
Can you treat the trash chute or compactor room?
Yes, with your association's approval. Common areas are often where a building-wide problem lives.
Do you treat palmetto bugs at townhomes too?
Yes. We treat outside first, where they live, then the entry points and the indoor spots where they show up.
How much is roach control?
Roaches are covered by our general pest plan, $125 quarterly (about $42 a month). New customers get $50 off the first service and a FREE inspection.
